There are a couple of common links among homes in South Perris. For one, they’re encircled by ranges including the San Jacinto and Santa Ana Mountains, and offer the associated scenic view. But also, most of the options are modern — many were built since the turn of the 21st century. It’s a quality that distinguishes South Perris from many other neighborhoods in this vicinity outside Riverside, and it comes in a location that can be advantageous to some residents’ needs. “People who want to commute to San Diego, they want to stay on the south side,” says Eduardo Franco, a Realtor with Alticore Realty who has more than 20 years of industry experience. “Newer construction is attracting more folks.”
Suburban-style subdivisions dominate South Perris
This neighborhood is largely sectioned off into separate suburban developments, complete with sidewalks, lawn space and driveways. Homes across these subdivisions share similar new traditional Mediterranean styling, including terra-cotta roofs. Prices hover between $500,000 and $700,000 based on factors including square footage and age. The area’s median price of close to $590,000 is more than some other parts of Perris, but it’s still a sought-after neighborhood. “Most of these sell within 30 days,” Franco says. “They’re still selling fairly rapidly.”

Nearby cities like Menifee offer commercial attractions
South Perris is predominantly residential outside of the Perris Crossing shopping center, which includes big-box stores like WinCo Foods and The Home Depot. There’s also a location of regional chain Corky's Kitchen & Bakery here, a restaurant whose pies are popular. “Corky’s has quite a bit of an attraction there,” Franco says. People in South Perris also head farther south to places like Menifee and Murrieta for shopping, located 4 and 15 miles away, respectively. The Countryside Marketplace complex in Menifee has Target, Best Buy, HomeGoods and more.

Perris’ railway museum doubles as an event space
Residents in this neighborhood aren’t far from the Southern California Railway Museum, whose 100-acre site encompasses what's considered the largest rail museum in the West, with pieces from as far back as the late 1800s. The museum opens its grounds to an assortment of community events, and Franco says they draw a good amount of people, including from other towns. BBQ, Boots and Brew in April is among them, a barbecue competition with live music. The Taste of Perris Music Festival is another draw in July, and admission is free.

Boulder Ridge Elementary has multiple extracurricular activities to choose from
The Romoland School District, which has a C grade on Niche, and the B-rated Perris Union High School District combine to cover South Perris. South Perris schools are zoned for the B-minus-rated Boulder Ridge Elementary in the Romoland district, where extracurricular opportunities include a sign language club and a coding club. The district’s C-rated Ethan A. Chase Middle offers an AP Spanish course. Students in South Perris attend Heritage High in the Perris Union High School District, a school with a B-plus grade and clubs in topics from robotics to art.

Dreams can blend with reality at one of South Perris’ parks
Sports enthusiasts may be drawn to Big League Dreams Perris, a complex whose fields are replicas of major league parks including Angel Stadium, Dodger Stadium, Fenway Stadium and Yankee Stadium. The fields host games in adult slo-pitch softball, youth fastpitch softball and youth baseball leagues. “All the clients I have, they know about that park,” Franco says. “It’s a nice place for baseball, for sports.” Other outdoor recreation options in the neighborhood include Monument Ranch Park, where there’s a walking trail and a playground.

South Perris has its own Metrolink station
There’s a station in the region’s Metrolink commuter rail network within South Perris, one of two in the city. Metrolink can have riders in Riverside in about 40 minutes and in Los Angeles in about two hours. The Riverside Transit Agency bus runs through this area as well. Interstate 215 helps drivers make the roughly 25-mile trip to Riverside or farther north to the San Bernardino International Airport, about 35 miles away. I-215 also connects to I-15 for drives to San Diego, 80 miles away. The 40-bed Kindred Hospital Riverside is a 6-mile drive.
