Perrysburg offers nature, quiet streets and nearby amenities
With its rural surroundings and sprawling forestland, Perrysburg offers small-town living at the fringe of western New York. It’s home to around 1,500 residents, a few restaurants, two churches and quiet residential streets that extend out into the countryside. It’s about 4 miles from the slightly larger town of Gowanda, and 35 miles south of Buffalo, the nearest major city. “A lot of people move out here for the peace and quiet,” says Nathan Steiger, owner of Steiger Realty, a longtime area resident. “It’s got a country, small-town feel, and there are outdoor activities all around, but you’re not far from shops and eateries in Gowanda.”
Perrysburg residents often travel four miles to Gowanda for shopping, dining, or medical appointments.

There's a mix of older homes and cabins with some newer updates
Perrysburg offers homes dating back to the early and mid-20th century. Brick cottages, ranch-style homes, rustic cabins and traditional homes are all found here. “It’s a mix here. You’ve got mostly older homes, but there are some newer homes and updated homes as well,” Steiger says. Homes around the town center are on smaller lots, with neighbors close together, while homes farther out are on large, sprawling lots with plenty of privacy. Some have been well maintained by their owners, but some homes may need full renovation. Prices range from around $100,000 to $450,000, although some fixer-uppers have sold for less.

Local parks and Zoar Valley draw hikers, anglers and nature lovers
There are several parks and green spaces nearby, including Perrysburg Town Park, which offers wide-open fields, a picnic shelter, barbecue pits and a playground. Residents can head to Gowanda for waterfront parks like Gateway Park and Creekside Park, both situated on the banks of Cattaraugus Creek. Golfers can tee up nearby at the Tri-County Country Club, an 18-hole course that’s open to the public. For hiking, fishing and water activities, locals can head to Zoar Valley, a popular outdoor destination where deep gorges and cliffs rise along Cattaraugus Creek. “Zoar Valley is kind of an outdoor hub for the area. It brings a ton of people out, especially during the spring and summer,” Steiger says.
Perrysburg Town Park is the only park within the community of Perrysburg.
Perrysburg locals can walk on the nature paths at Creekside Park to catch views of Cattaraugus Creek.

Local schools earn B-minus to B ratings from Niche
Students attend school close by in Gowanda, beginning with Gowanda Elementary School. The school serves kindergarten through fourth grade and earns a B-minus from Niche. The next step is Gowanda Middle School, also rated B-minus, followed by Gowanda High School, which earns a B. The high school offers a wide selection of career and technical education courses, including agricultural, construction, culinary and auto repair courses.

Two local restaurants with more dining options in Gowanda
Perrysburg has two restaurants — Perrysburg Diner, an old-school breakfast and lunch spot, and Lou’s Tavern, a local dive serving classic pub fare. There are plenty more options in downtown Gowanda, where historical storefronts are home to pizzerias, diners, ice cream shops and breweries. For groceries and everyday goods, there’s a Shop ’n Save and a Dollar General, both also in Gowanda. Creekside Market, about 6 miles north, is a country market with fresh produce, takeaway food and flowers. The nearest big box stores, like Walmart, Lowe’s and Aldi, are about 20 miles east in Springville.
Perrysburg Diner offers a wide array of breakfast plates, with sandwiches and salads on the menu for lunch.
Affordable groceries are available at the Shop n' Save in Gowanda, just a few miles east of Perrysburg.

Interstate 90 and Buffalo are within driving distance
Residents will need a car to get around, as public transportation is not available in Perrysburg. The nearest major highway is Interstate 90, accessible about 13 miles north. Buffalo is the nearest major city, about 35 miles north, and Bertrand Chaffee Hospital is about 20 miles away in Springfield. Buffalo Niagara International Airport, the nearest major airport, is about 40 miles away.
