Adobe is a quiet neighborhood with lots to see and do
Adobe is a suburban community on the east side of Petaluma that offers convenience to the city while putting residents within quick reach of the scenic countryside. “We were one of the first cities to establish growth boundaries, and those have not changed, which is why you have a lot of the open space,” says Rob Sullivan, a real estate agent at Coldwell Banker with over 20 years of experience. “There are lots of rolling hills, family farms, ranches and vineyards.” Homeowners on the edge of Adobe can see those rolling hills from their front porch, providing a scenic vista each morning. While the countryside is nearby, residents also benefit from being close to major highways, parks and bike paths that offer plenty of convenience and activity throughout the neighborhood.
Traditional 20th-century homes fill the neighborhood streets
Development in Adobe took off in the 1950s and continued through the ‘90s. The neighborhood features many ranch-style houses and traditional two-story homes on small suburban lots. Attached garages are common, and houses often have wood siding or stucco exteriors. Sidewalks line the sunny neighborhood streets, providing walkability. Sullivan notes that due to the city’s growth boundaries, new construction is rare, resulting in limited inventory. Prices typically range between $630,000 and $1.3 million.
Community parks offer sports, walking trails and playgrounds
Multiple parks in the community offer a variety of recreational activities. Wiseman Park is on the north side and has an extensive walking path, two softball fields and multiuse sports fields. Arroyo Park is just a few blocks away and features a playground and an open, grassy area that is frequently used for dog walking and sports. Several walking and biking trails wind in and around the neighborhood, including the SMART Pathway, a network of paths that follow the general route of the SMART Train from Healdsburg to Larkspur. Golfers can tee off at the public Rooster Run Golf Club, while youth sports teams practice and play at the Petaluma Community Sports Fields.
Highly rated schools with unique hands-on programs
Students in Adobe might attend La Tercera Elementary School, which receives a B-minus from Niche. Kenilworth Junior High School and Casa Grande High School earn A-minus ratings. The high school is known for its United Anglers of Casa Grande program, a nonprofit educational group that operates a fish hatchery on campus, giving students hands-on experience working with endangered species. Casa Grande additionally offers several Advanced Placement courses and the Seal of Biliteracy. Students can also access open enrollment and magnet programs, although placement is typically based on space available.
Shopping centers and locally owned restaurants are close by
Popular shopping and dining destinations are located in and around the neighborhood. “Don Pancho’s is wonderful. It’s my personal favorite, and right next door is a great ice cream shop called Fruta. It’s kind of hidden,” Sullivan says. These restaurants are on McDowell Boulevard in a shopping center that also has Raley’s, Trader Joe’s and several chain eateries. Café Bellini is a casual American spot known for its brunch dishes and daily happy hour. A Safeway and Harbor Freight are also in the neighborhood, while the nearby East Washington Place shopping center has Target and other big-box stores.
Historic sites and seasonal attractions add excitement to the area
The rolling hills around Adobe feature several attractions and historical landmarks. Sullivan says the region has amazing pumpkin patches, including Pronzini Farms. This family owned farm operates a pumpkin patch each fall, featuring games, farm animals and live music. They also sell Christmas trees during the holiday season, offering pre-cut options or trees that visitors can cut down themselves. Petaluma Adobe State Historic Park sits on the former Rancho Petaluma, a 66,000-acre ranch owned by General Mariano Vallejo, a military leader and public figured who played an influential role in California's statehood. The adobe building is one of the largest in California and has been restored to its 1836 appearance. Visitors can take tours of the site and learn about life on a 19th-century farm.
Major highways and public transit serve commuters
Thoroughfares like Sonoma Mountain Parkway and Washington Street make it easy to drive around the city. Petaluma Transit operates a few bus routes in the area, connecting to other neighborhoods. U.S. Route 101 is the main highway through Petaluma, offering a 40-mile drive south to San Francisco. Due to rush hour traffic being heavy, many commuters opt for the SMART Train. The train has a stop downtown and leads to Larkspur, where riders can catch a ferry into San Francisco. Charles M. Schulz-Sonoma County Airport is about 25 miles north. Health care is available nearby at Petaluma Valley Hospital.
