A community that comes together
Located in West Philadelphia, Carroll Park is the sort of place where locals come together. The neighborhood’s motto is “Where neighbors become friends.” That community spirit can be seen in the colorful murals found on the sides of many homes. “Carroll Park is unique from other neighborhoods in West Philly in that it has its own flavor. It has had more homeownership than most area neighborhoods,” says Seth Floyd, a Realtor with Sell Fast Realty. “There’s a lot of longtime senior ownership here, and the upkeep on their properties shows.”
“Many homes here get passed on from one generation to the next. On my parents’ block, there are families that have been there as long as I can remember,” says Tiffanie C. Wood, a licensed funeral director with Lenwood Jones Funeral Home in Carroll Park and a lifetime resident. “It is the type of place where neighbors sit out during the day. And we have the 19th District police station here, so it is a pretty safe neighborhood.” Police officers walk a regular beat around the community.
Traditional homes with longtime owners
Homes in the neighborhood are almost exclusively traditional Philadelphia-style row homes built in the 1920s. Brick, stone and wood siding are common. Some homes have a hint of Victorian architectural touches. Most homes sit back from wide sidewalks. Many have front porches, small front yards and narrow backyards. Garages and driveways are uncommon, but there is plenty of on-street parking and not many parking restrictions. Recently renovated and updated homes can sell between $210,000 and $325,000. Homebuyers looking for a renovation project can find homes beginning around $100,000. First-time homebuyers may be eligible for counseling services and financial assistance up to $10,000 through the Philly First Home Program.
Schools for sprouting scholars
Many students in the area attend kindergarten through eighth grade at Edward Heston Elementary School, which has an 11-1 student-teacher ratio and a C-minus rating from Niche. In September 2023, the school held a ceremony to mark the renaming of the street the school is located on in honor of retired school teacher Joyce Abbott, who is also the inspiration for the popular TV show Abbott Elementary. The actor Will Smith is a graduate of Overbrook High. Private schools in the area include St. Rose of Lima, a Catholic parochial school that serves kindergarten through eighth grade.
Namesake parks and friendly giraffes
Carroll Park, the green space that is the neighborhood’s namesake, is a where locals gather for cookouts and relaxation. “The park is a serene and peaceful place. Local neighbors do a good job of keeping the park picked up and recently renovated the playground,” says Wood. The park also features shaded walkways, benches and a spray pad for hot summer days. Nearby Shepard Park offers a swimming pool, spray pad, playground, and a roller skating rink. The park also has several athletic fields where kids can participate in team sports like football and baseball. Nearby Fairmount Park, Philadelphia’s largest green space, has more than 2,000 miles of hiking trails. Local kids and adults have fun feeding the giraffes at the nearby Philadelphia Zoo.
