Fifty miles northwest of Boston and about 30 miles northwest of Worcester, Phillipston is a small Massachusetts town that attracts buyers with its large lots, lower housing prices and rural feel. Realtor Sarah Schouler with Lamacchia Realty says the neighborhood’s location along state Route 2 makes the area accessible to Boston commuters who want more land at lower prices than what’s available in the city. “Phillipston is quite a bit more rural than neighboring towns like Templeton,” she says. “People who move there are looking for large lots with privacy and not a lot of neighbors. It’s a very small town with retail nearby, but not right in town. It’s a quiet, private area.”

Historic homes, waterfront properties and land listings

“Phillipston has an old housing stock, which is pretty common in New England,” Schouler says. “We have lots of homes that are 100 or 200 years old.” Colonial Revival and ranch-style architecture are common in Phillipston, and many of the neighborhood’s properties sit on several acres. Recent sales in Phillipston range from around $250,000 to $800,000. The neighborhood has a few waterfront properties with docks on Queen Lake, and land is often available for buyers looking to build a home.

Wildlife management areas and Lamb City Campground

The area has several wildlife management areas, which are public land that can be used for hunting, fishing, hiking and wildlife viewing. Popple Camp WMA has hardwood ridges for hunting white-tailed deer, wild turkey and gray squirrel and waterfowl hunting in its river and marsh areas. Stone Bridge WMA also offers white-tailed deer and gray squirrel hunting, as well as fishing in Wine Brook. Phillipston WMA has open fields and apple orchards with white-tailed deer, wild turkey and pheasants. Lamb City Campground is an RV park in the neighborhood with three swimming pools and a fishing pond.

Red Apple Farm, King Phillip Restaurant and retail in Athol

Operating since the 1730s, Red Apple Farm is an active orchard with a country store, cidery and brew barn. Visitors can take educational tours of the property or swing by for seasonal events like its Enchanted Orchard Renaissance Faire in the spring. Located in King Phillip Hotel, King Phillip Restaurant serves steak, seafood and Italian-American dishes in a casual dining room with a bar. Route 2 passes through Phillipston, connecting it to Worcester, 31 miles southeast, and Boston, 50 miles southeast. Montachusett Regional Transit Authority has a bus stop in the neighborhood whose G-Link route offers rides to Athol, Templeton and Gardner. Phillipston’s nearest medical center is Athol Hospital, 5 miles west. Worcester Regional Airport, 28 miles away, offers flights to New York and Florida. Boston Logan International Airport is 71 miles east.
