A small collection of Depression-era homes with midcentury modern co-ops
While the Alvarado Historic District has a collection of historic homes, that means something different in Phoenix than it does in many other markets. “It’s a different animal in Phoenix where you see homes that are about 100 years old being very much historic by our standards, as opposed to the East Coast where they are hundreds of years old, Carroll says, adding that the neighborhood has “about three dozen houses” dating back to the Great Depression Era. Carroll also notes the significance of co-ops in the neighborhood’s housing market. “On the edge of the historic district, there are midcentury modern co-ops, which is really a unique product in the Phoenix area,” Carroll says, adding that buyers can find co-ops starting at a quarter of a million. "If you’re looking at a condo as opposed to a co-op, you’re probably starting out in the mid $300,000s for a one-bedroom, and then you’ve got the palatial, Depression-Era estate properties for $2 million plus," he says. "Homeowners have the chance to apply for a 50% reduction in their property taxes if they live in a historic property, and the expectation is that you will pour the savings into preserving the home. There are also expectations when altering the exterior of the home. You can paint it, but you need to maintain the historic integrity. You can do what you want inside if it’s not visible to the naked eye from the street, but if you’re going to get the tax abatement, you’re expected to maintain the home in its historic status.”Access to small community parks
Residents can enjoy a picnic at Townsend Park on the southeast side of the neighborhood, which has a lighted basketball court and a playground. Kids can also play on the playground at Monterey Park to the north, which has a lighted soccer and softball field.Two school districts serve local students
The neighborhood’s youngest students can attend schools in the Phoenix Elementary District, including Emerson Elementary, which serves kids from prekindergarten through eighth grade and receives a C-rating from Niche. From there, students can attend the B-minus-rated Central High in Phoenix Union High School District which offers career and technical education courses in fields ranging from culinary arts to sports medicine to business management.Home to a variety of popular museums with proximity to the beloved First Friday Art Walk
Residents can find several popular museums on the neighborhood’s western side along Central Avenue. The Phoenix Art Museum features more than 20,000 historic and contemporary pieces across nine collections. Visitors can learn about Native American civilizations at the Heard Museum and see the expansive collection of Southwestern art. Every March, the museum hosts the Indian Fair and Market, attracting over 15,000 visitors annually who have the chance to purchase work from more than 600 artists.Just south of Interstate 10, the monthly First Friday Art Walk is one of the largest of its kind in the country, attracting thousands of visitors from all over the Valley. City streets are shut down to allow for pedestrian traffic, and locals can stroll dozens of city blocks to shop craft vendors, check out local art galleries, and hear street performers while enjoying food trucks and popping in and out of local cocktail bars.
Public transportation via the Valley Metro light rail and bus
Stops for both the Valley Metro Light Rail and bus line Central Avenue, offering riders access to stops throughout the metro area. The neighborhood is immediately north of Interstate 10, which connects commuters to stops both inside and well outside of the Valley. For air travel, Phoenix Sky Harbor International Airport is just 5 miles southeast, and Banner Health’s University Medical Center is just east of 7th street on McDowell Road for emergency and specialized medical care.Popular restaurants within walking distance
Locals can pick up groceries at Safeway on McDowell Road and stop into the CVS on Central Avenue for pharmacy necessities. A diverse array of local eateries can also be found throughout the neighborhood. Residents into can stop into Green New American Vegetarian on the east side for vegan comfort food, or head west to Giant Coffee on McDowell Road for a cup of joe or specialty latte. North on Central Avenue, Forno 301 serves homemade pasta and wood-fired pizza, while slightly further north, Durant’s is an upscale chophouse in swanky, dimly lit digs. “If you want to be transported back in time and like you’re walking into a place that the ratpack might have hung out at and tossed back a cocktail or two and smoked a cigar, you’ve got to go to Durant’s,” Carroll says. “It’s unbelievable, and it’s loads of fun.”A higher CAP Index Crime Score than the national average
Alvarado Historic District has an overall CAP Index Crime Score of 7 out of 10, compared to a national score of 4 out of 10. While the neighborhood's scores for violent crime are more on par with the national average, scores of 9 out of 10 for property crimes like larceny, motor vehicle theft and burglary contribute to the higher overall score. Phoenix’s Crime Reduction Plan aims to reduce these types of crimes through proactive prevention by increasing patrols in areas where crime is most likely to occur.
