Garfield homes near downtown but less expensive than Coronado
Garfield is a haven of historic homes adjacent to Downtown Phoenix. One of Phoenix's oldest neighborhoods, it dates back to the 1880s and was placed on the National Register of Historic Places in 2010. Many of the houses here were built in the early to mid-20th century, and though many might need renovations, they sell for almost $200,000 less on average than in the Coronado neighborhood to the north while being closer to the job, education and entertainment opportunities downtown. “There’s been a lot of fanfare about the Garfield neighborhood as the best investment and location in the historic neighborhoods,” says Mike Snitz of eXp Realty, who has roughly a dozen years of experience selling real estate. “Number one, they’re very inexpensive homes, relatively speaking. But they’re very old and need to be redone.”

Many of the options in Garfield are bungalows, with some Spanish Colonial styles mixed in. Floor plans are often from about 500 to 1,600 square feet. Single-family homes sell for between $175,000 and $700,000. Options on the lower end usually need work, while some of the pricier properties include detached guest houses. The neighborhood also has some duplexes for $450,000 to $950,000. Many homes here are rental properties; 67% of Garfield residents are renters. “There are more rentals, because people can walk downtown,” Snitz says. “It’s a good mix of rentals and owner-occupied homes.”

Garfield’s closeness to downtown opens up a variety of things to do
Garfield is very heavily residential, though there are some restaurants and other businesses here and there, like Welcome Diner, which is known for its macaroni and cheese. However, residents can take a quick stroll or drive downtown for more options. Many of them are along Roosevelt and Garfield Streets. The list includes Taco Chelo, whose fish tacos are a hit, and Matt’s Big Breakfast, where lemonade is popular with any dish. There’s a Fry’s grocery store downtown as well.
Sports fans can catch a Phoenix Suns basketball game at PHX Arena downtown or an Arizona Diamondbacks baseball game at Chase Field. The Phoenix Convention Center hosts a variety of concerts, comedy shows, expos and more.

Neighborhood garden doubles as a gathering place
There’s a neighborhood garden in Garfield where locals can apply for a plot. The space hosts Yoga at the Garden, a program open to all skill levels on Thursday evenings. A Garfied Litter Lifters group also meets monthly to clean up the area before enjoying refreshments. The Alwun House Foundation, which is based in a historic 1912 home on Roosevelt Street, is a hub of the neighborhood's art scene and hosts an assortment of art shows and live performances.
Students can get active at Garfield Elementary
Most students in this neighborhood attend the C-minus-rated Garfield Elementary, which includes preschool through eighth grade. Garfield offers sports clubs in basketball, soccer, flag football and more for fifth and sixth graders, and competitive teams in basketball and volleyball for seventh and eighth graders. Some go to Emerson Elementary or Edison Elementary based on their address, and both have C ratings. Students then move on to the C-plus-rated North High, whose elective courses include coding and psychology. Garfield is also home to the Arizona State University Preparatory Academy Phoenix, a tuition-free charter school with a B-minus-rated elementary school, a C-rated middle school and an A-minus-rated high school. Both ASU and University of Arizona have campuses downtown, including the University of Arizona College of Medicine.
Kids living nearby might choose to ride their bikes to Phoenix’s Garfield Elementary School.

Verde Park provides a very close-by green space
In this walkable neighborhood, people take advantage of their proximity to Verde Park. It’s a spot where kids can play on a covered playground and where there are multiple basketball courts for pick-up games. The park also has a recreation center with a multipurpose room and a kitchen.

Valley Metro bus routes run all over Garfield
Garfield was once one of city's first streetcar suburbs. Phoenix had a streetcar system that ran from the late 1800s through the 1940s before buses took over. Today, Garfield has myriad stops in the Valley Metro bus system. There are stops within a short stroll of most homes in the neighborhood. Drivers are close to Interstate 10, which runs past Garfield’s northern border and offers a quick trip to Phoenix Sky Harbor International Airport, 3 miles away. But residents aren’t bothered by highway noise, Snitz says, because the highway runs below ground level and under bridges where it passes by the neighborhood.
With small streets and bike lanes, many Garfield residents ride bikes around the area.
