Paradise Valley Village has a convenient suburban lifestyle
Paradise Valley Village is an expansive residential area about 11 miles north of Scottsdale, with well-kept properties and easy access to the outdoors. The neighborhood consists primarily of subdivisions separated by shopping centers. Golf courses, city parks and mountain trails are scattered throughout. “It’s a good community of hard-working individuals and families,” says Caitlin Bronsky, a real estate agent with Real Broker, who has over 12 years of experience and used to live in the neighborhood. “It feels like a safe place to live, and it’s conveniently located to all the valley has to offer.”
Subdivisions of single-family homes
Most homes in Paradise Valley Village are found on sidewalk-lined streets and have yards with decorative rocks and desert trees. The neighborhood’s wide selection of houses was built between the 1960s and 1990s. “The area is known for having decent-sized lots. There are mostly non-HOA communities there, yet they’re well taken care of,” Bronsky says. “[The houses] are easy to renovate and update. A lot of them have been redone in the last 10 years.”
Sprawling ranch-style homes and single-story pueblos with archways are common. There are also contemporary single- and multistory homes. Some have simple adobe exteriors and flat roofs, while others are Spanish Revivals with stone pillars and red-tiled roofs. Multistory homes often have tucked-in garages. Prices range between $400,000 and $1.2 million, depending on square footage, location and amenities, such as pools. A handful of homes are more estate-like with larger lot sizes and go for $1.2 million to $1.7 million. Multi-family homes are rare to find in the area. Contemporary townhouses and condos have units priced from $220,000 to $350,000.
Staying active with city parks, golf courses and mountain trails
Paradise Valley Park is outfitted with a playground, baseball field, skate park and dog park. An outdoor pool on the grounds allows visitors to cool off. There’s also a community center with indoor facilities. To the south, Roadrunner Park also has a swimming pool, in addition to its pickleball court and small fishing lake. A farmers market is held here every Saturday morning. Buffalo Ridge Park has a playground, multiple athletic fields and a disc golf course.
The neighborhood’s golfing community has access to several courses. Paradise Valley Golf Course and Stone Creek Golf Club both have public, 18-hole courses. The Orange Tree Golf Resort sits at the site of a former orchard and has a level landscape with mountain views. Phoenix Mountain Preserve features a desert-like landscape with peaks and valleys along the south of the neighborhood. Multiple hiking trails climb through the preserve, scaling Piestewa Peak and Camelback Mountain. To the north, Cave Buttes Recreation Area is another hiking option.
A-rated Paradise Valley public schools
The neighborhood is served by the Paradise Valley Unified School District, which offers open enrollment. Students can start their education at Whispering Wind Academy, then head to Sunrise Middle School. Both offer a Mandarin Immersion Program and promote a STEAM-focused curriculum. Paradise Valley High School is home to the Center for Research, Engineering, Science and Technology (CREST), a four-year honors program. All three schools earn A grades from Niche.
Paradise Valley Community College enrolls over 5,800 undergrad students. The institution’s Center for the Performing Arts hosts various concerts, art exhibits and theater performances.
Paradise Valley Mall and additional shopping centers
Paradise Valley Village has multiple avenues for shopping and dining. The PV shopping mall, on Cactus Road, is a major retail outlet, with national brands like Sephora, Whole Foods and Costco. “The mall was torn down a couple of years ago and rebuilt into a luxury mall and entertainment center,” Bronsky says. “The commercial development makes this a popular place to live.” Dozens of restaurants and chains surround the area, including Whataburger, Chipotle and Outback Steakhouse. To the west is Village Center, with a Target and REI. Village Plaza is east of the mall and has a handful of local restaurants like Zu Izakaya Sushi Bar, which specializes in Japanese cuisine.
Additional shopping centers and grocery stores are spread throughout the neighborhood. Greenway Park Plaza’s small businesses include salons. There are also multiple Mexican restaurants, including Birrieria Tijuana. A commercial corridor along Bell Road has more options. Red Devil is an Italian eatery, and Casey Jones Grill serves classic American bar food.
Traveling in and around Paradise Valley Village
Sidewalk-lined streets encourage strolls and bike rides. Valley Metro’s bus services have stops along Cactus Road, Greenway Road and North Tatum Boulevard, though cars are the preferred method for getting around. Arizona state Route 51, known as Piestewa Freeway, is a major commuter route traveling north and south, used to reach downtown Phoenix, roughly 16 miles away. AZ 51 merges with Arizona state Route 101, which travels east and west. Abrazo Health’s Scottsdale Campus is located on Bell Road. Scottsdale Airport is directly east of the neighborhood, but travelers typically use Phoenix Sky Harbor International Airport for commercial flights.
