Windgap is a small, residential pocket in Pittsburgh’s West End. Quiet, suburban streets of single-family homes stem from Chartiers Avenue, winding up into woodsy hills and surrounding the updated playground at Chartiers Park. Housing costs and how they compare to other parts of Pittsburgh
Depending on the street, people in Windgap might live in classic pre-war houses, midcentury raised ranch-style homes and Minimal Traditionals or classic colonials. While styles vary, houses are surrounded by small front and backyards. Narrow sidewalks line some blocks, especially close to Chartiers Avenue, but become spottier or disappear entirely on other side streets. Prices typically range from the lower $100,000s to the lower $200,000s. Fixer-uppers can go for less, and uncommon newer construction can reach the lower $300,000s.
“When I’m in Windgap, I’m thinking I’m in Sheraden. It’s small and kind of just borders the area,” says Michael Marsula, a Realtor with Howard Hanna Real Estate Service who has specialized in Allegheny and Washington counties for more than five years. Despite their proximity, Windgap’s median single-family home price is in the upper $100,000s, which is more than the median sale price in Sheraden. That’s thanks in part to Windgap’s slightly newer housing. Prices are slightly higher than in the nearby West End neighborhoods of Crafton and Westwood.

Attending Pittsburgh Public Schools
Windgap is served by the Pittsburgh Public School District. “It’s a very stable community, and it’s located near a lot of things, including an amazing park with a million-dollar spray area,” says Theresa Kail-Smith, a former City Council member who represented Windgap for over 15 years. Chartiers Park is a hub for summertime meet-ups at the splash park and picnic pavilions. You’ll also see neighbors cheering on teams in the Westside Mustangs Youth Athletic Association at home football games.
