“The Grass is Greener” is a fitting motto for Plantation. This city of nearly 100,000, conveniently tucked into central Broward County, is home to more than 40 green spaces that offer an array of activities. “The biggest appeal is that it’s a very family-oriented community. There’s lots of parks and recreation. That’s why a lot of people come here,” says Edward Klem, a broker with Coldwell Banker who has been selling real estate in South Florida for more than 30 years. “Plantation is kind of encapsulated. It’s not a big city, but there is a lot going on. It’s got some big-city flair.” Residents enjoy plentiful shopping and dining options, and business are attracted to Plantation’s proximity to major highways and metropolitan centers.
Options range from small condos to luxury homes on spacious lots
Luxury estate homes are featured among the high-value homes concentrated on the city’s west side. Prices range from about $1.5 million to nearly $5 million. Ranch-style homes and other midcentury designs are prominent among the rest of the city’s housing. These homes range in price from the low $300,000s to $1 million-plus. Housing can be found in a variety of picturesque, walkable settings that include non-HOA neighborhoods and amenities-filled gated communities like Hawks Landing , Jacaranda Cay and Jacaranda Country Club .
Many homes feature waterfront views, and in-ground pools are a common sight. “There are tons of options, and another desirable thing is that most of the homes are on oversized lots. That’s a big draw,” Klem says. The largest lots are found in Plantation Acres. “Plantation is unique as we also offer more rural living. Plantation Acres is a special district where homes sit on one-acre lots, and many residents keep horses,” Horland says. Multi-family options range in price from $100,000 for the smallest condos to $700,000 for contemporary townhouses. Overall, the median sales price is $425,000. Homebuyers should be aware that insurance rates will be affected by the risks of flooding and wind damage, which are most likely to occur in the summer months in the heart of hurricane season. To encourage flood insurance, homebuyers are offered a 15 percent discount on annual premiums.

Central Park, Heritage Park anchor dozens of green spaces and activity centers
Central Park and Heritage Park are highlights of the city’s dozens of recreational spaces. Central Park features the Frank Veltri Tennis Center and an aquatic center. Heritage Park is a dog-friendly waterfront green space with a fitness trail and disc golf course. “Our parks programming is off the charts with events for all ages,” says Denise Horland, City of Plantation councilmember. “We also have a municipal-owned golf course, Plantation Preserve, which features a linear trail that weaves through a protected Florida nature habitat, and two other golf courses: public Jacaranda Country Club and private Lago Mar.” There’s even an equestrian center that serves the city’s equestrian neighborhood, Plantation Acres. Las Olas Beach in Fort Lauderdale is less than 10 miles east, and the vast wilderness of the Everglades borders the western edge of the city.
Sawgrass Elementary and Central Park Elementary are A-rated schools
Students attend Broward County Public Schools, a district that earns a B-plus from Niche. Sawgrass Elementary and Central Park Elementary, both rated A-minus, are the city’s top schools. Plantation High is an International Baccalaureate school. Each public school has a resource officer who is an employee of the Plantation Police Department. The county offers school choice, so students can attend out-of-zone institutions.

Broward Mall, Plantation Walk are popular retail centers
Broward Mall, just west of El Dorado Estates , is the anchor of the shopping and dining options concentrated in the heart of the city. It offers more than 100 stores and a movie theater. Plantation Walk is the city’s newest addition. The contemporary outdoor mall is a popular gathering place that hosts car shows and other community events. Featured dining options include established diners, Cuban restaurants and upscale destinations such as J. Alexanders. “That’s everybody’s go-to. They’ve got great steaks and salads, and it’s popular with the happy hour crew,” Klem says. “In that area, you have a lot of corporate centers, so you get that Millennial feel.”

Companies are attracted to the city's location
Plantation is home to large national firms, including Motorola Solutions, which has a corporate office in the city, and National Beverage. A recent influx of companies has helped to diversify an economy that has traditionally been dependent on health services and retail trade. “In the past few years, several national companies have moved their headquarters to Plantation, so in addition to companies like DHL and Virgin Cruises, we now have Chewy, Magic Leap and toy manufacturer Jazwares,” Horland says.
Easy access to South Florida's major highways
Interstate 595 forms the southern edge of the city and connects nearby to both Interstate 75 and Interstate 95, which provide direct access to South Florida’s major cities. “Plantation's location is ideal as it sits in the middle of Broward County, with easy access to highways heading east to Ft. Lauderdale, west to Naples, north to Boca Raton and Palm Beach and south to Miami.” Closer to home, buses provide convenient commutes to local destinations, including HCA Florida Westside Hospital on Broward Boulevard. “We are in the process of offering micro-transit options in midtown to encourage people to get out of their cars,” Horland says. Residents can also catch the commuter train in Fort Lauderdale, and the Fort Lauderdale-Hollywood International Airport is about 10 miles from the city.
Crime
The number of reported crimes rose in 2022 and 2023, but the Plantation Police Department’s overall crime numbers show a significant drop from 2014-2023. Property theft was the most common offense, and homicide was the least common. Property crimes are typically concentrated in Zone 4, where crowds tend to gather in the city’s commercial centers.

Broadview Park is a small suburban community sought after for two main reasons: its affordability and proximity to major infrastructures, such as U.S. Route 441 and U.S. Interstate 595. It's ideally located between the cities of Plantation and Fort Lauderdale, busy industrial centers housing more than 5,600 businesses and corporations. As a result, Broadview Park has become an ideal location for big-city commuters. The neighborhood is also well-known for its community park, where two little leagues regularly converge to compete.
Across the neighborhood's several subdivisions are a variety of ranch-style homes with Spanish Eclectic and minimal traditional architectural influences. Most have two- to four bedrooms and sit on modest lots. They tend to sell for between $350,000 and $565,00, with an average price of around $444,000. There are some fixer-uppers here, too, and they tend to sell for somewhere in the $200,000 range. And the rare villa with large yards and in-ground pools can sell for more than $750,000. According to John Scalia, a Realtor with eXp Realty, homes are staying on the market longer because of the rise of interest rates. "Previously, I would've said 30 to 60 days, but now it's closer to 60 to 90," he says. Of note: The city of Fort Lauderdale owns a 62-acre tract in the community and plans to develop 50 acres into affordable housing communities. This development has been met with some resistance, with the Broadview Park Civic Association launching a petition to preserve the land.
The neighborhood is served by Broward County Public Schools, including Meadowbrook Elementary School, graded a C-plus on Niche; New River Middle School, graded a B-minus; and South Plantation High School, graded a B. South Plantation High is a magnet school specializing in environmental science and Everglades restoration. The hands-on four-year program includes field trips, volunteering and challenging coursework. Trinitas Academy is a nearby private Christian school option, serving preschool through high school students.
Since the neighborhood is surrounded by major thoroughfares, shopping and dining options are well within reach. Along U.S. Route 441 sits Georgia Pig Barbecue, known by locals as "The Pig," a small family-owned spot known for its tender pork smoked daily over live oak wood. La Costa Latin Cuisine is another local favorite, serving traditional Honduran food like pollo con tajadas and jalea de mariscos. The neighborhood is also home to several convenience stores, like 7-Eleven and Loren Food Mart, the latter of which houses the popular Cuban and Mexican chain Vila's. Full-service grocery stores like Winn-Dixie and Publix are less than 2 miles away along Florida Route 736.
Sunview Park is the neighborhood's main public outdoor space, serving as the home field, so to speak, for two little leagues, Sunset and Broadview Park. The park spans 20 acres and includes fields and courts for baseball, football, soccer and basketball. There is also an on-site recreation center where fitness classes, clubs and programs for teens are held throughout the year. "It's just an all-around good family community," Scalia says, highlighting the importance of community programming in the neighborhood. Across town is Washburn Park, a smaller space ideal for passive activities like picnicking and walking.
The City of Plantation hosts a variety of community events throughout the year. The city's main farmer market is held Saturday mornings at Volunteer Park, about 10 miles away. The park is filled with at least two dozen vendor booths selling everything from local produce to freshly cut flowers to baked goods for furry friends. The Holiday Fantasy of Lights display is a staple event during the holiday season. Elaborate lights and holiday-themed cutouts line a three-mile span of Florida's Turnpike near Tradewinds Park, about 18 miles away.
The neighborhood is bordered by U.S. Route 441, Interstate 595, and Florida's Turnpike, a toll road that runs from North Miami to Wildwood. Public Broward County Transit buses run through the community, picking up along U.S. Route 441 and Florida State Route 736. Air travel is also easily accessible, with Fort Lauderdale-Hollywood International Airport sitting 7.5 miles away. And for medical treatment, HCA Florida University Hospital is about 6 miles away.
