Platte Woods is a forested retreat amidst Kansas City activity

First established in the late 1920s as a place for luxury cottages, Platte Woods has a long history of being a natural retreat from city activity. "All the homes out here, for the initial development, were 2 to 4 acres," says Mayor John Smedley. "So, they were like mini estates for the well-to-do in Kansas City , to get out of the summer heat." One of the homes was owned by a relative of the Disney family, and local legend has it that the Disney brothers might have been inspired by time spent here. "With all the wildlife, everybody suspects that Bambi and Thumper came from Platte Woods," Smedley says.
Today, Platte Woods is surrounded by Kansas City activity, just south of the Zone Rosa shopping mall and less than 20 minutes from downtown. But the city itself remains a spot of forested calm. Although it's only home to around 400 residents, Platte Woods still has an independent local government, sewer system and police force. Smedley says that because of their small size, "there's a real sense of tightness and safeness in the community."

Vintage homes surrounded by quiet streets and wooded yards

Platte Woods has quiet streets without sidewalks or curbs. Yards are typically half an acre or more, and mature trees offer privacy. "If I have a buyer who loves the charm of Kansas City's Brookside area, Platte Woods is my first thought for them," says Justin Berry, a Realtor with Plains Paris Real Estate Team, who has been selling homes in the area for 11 years. "These were the high-end homes of the '50s. Many still maintain much of the original charm."
Properties are typically built from the 1930s to the 1980s. Although there are plenty of ranch-style designs, some older homes feature Tudor Revival and French Country architecture. Most properties range in price from $260,000 to $400,000. Houses with over an acre of land are priced from $400,000 to $500,000, with luxury custom-built properties getting up to $880,000.

Top-rated Park Hills High School has a specialty innovation program

Kids can attend Chinn Elementary, which receives a B-plus grade from Niche. Plaza Middle School gets an A-minus. Both schools are less than a mile away from Platte Woods. Park Hill High School receives an A grade. The district offers the LEAD Innovation Studio, a one-year program for high schoolers that emphasizes project-based, self-driven learning. The LEAD program has a separate building and provides more lab space and collaborative work environments than traditional classrooms.

Commuting to Kansas City with quick access to Interstate 29

Interstate 29 rushes through the center of Platte Woods, which can cause some noise for nearby residents. However, locals can take I-29 to downtown Kansas City in about 13 miles or to the Kansas City International Airport in less than 10 miles. "Everybody feels like they can get right on I-29 and get anywhere in town within 20-30 minutes," Smedley says. For those who wish to travel car-free, a bus line runs along NW Prairie View Road, connecting to downtown in about 20 minutes.

Well-known burgers, extensive shopping and concerts at Zona Rosa

Perhaps the area's best-known restaurant is LC's Hamburgers, often called the best place for a burger in the Northland area. "I've been eating there since 1973," Smedley says. "It's a very popular place. Anytime you talk to someone and explain where Platte Woods is, they go, 'Oh, that's right by LC's.'"
The city is also 2 miles from Barry Road, the Northland's largest commercial corridor. Locals can shop at Walmart Supercenter and Hy-Vee, catch a movie at AMC Barrywoods 24 and dine at a wide range of chains and local restaurants. The Zona Rosa outdoor shopping mall has over 140 retailers, outdoor concerts and community festivals. And for healthcare needs, there's Saint Luke's North Hospital-Barry Road.

Community organization plans events at a local park

Imeson Park is a city-owned house that residents can rent for events and meetings. It includes a backyard trail and an open field where residents can walk their dogs and hold events. The Platte Woods Community Club, once a prestigious social club in the 1920s, is now a casual organization that plans block parties, community picnics and a Halloween event at Imeson Park. However, residents must drive a few miles away to reach a more traditional park with a playground and sports courts.

Family friendly amenities include local childcare and churches

According to Smedley, in the last 20 years, he has seen a dramatic increase in the number of families in the area. "A lot of the younger people who have moved in the last couple of years have families and like the yards and the safety and the stability here," he says. Nearby amenities for kids include the Orange Easel School of Art, which has art classes for ages 2 to 18. Local houses of worship, like Platte Woods United Methodist Church, offer daycare and youth ministries. North Star Montessori also has infant childcare and preschool education.
