A Pleasant Hill community between two lively East Bay towns

The Fair Oaks neighborhood of Pleasant Hill sits on the border with Concord, making for easy access to all that both communities have to offer. Fair Oaks has a balanced mix of offices, retail outlets, homes and apartments. True to its name, it has a fair amount of oaks, as well as pines and palms, shading its sidewalk-lined roads and encouraging strolls and foot travel throughout the neighborhood. Interstate 680 runs alongside the neighborhood’s western border, making Walnut Creek a quick drive and Oakland a potential commute, at about 20 miles away. “Downtown Pleasant Hill is very close,” says Tina Kaur-Campbell, a Realtor with Keller Williams who has sold homes in the area for a decade. “There are a lot of shops and restaurants and a movie theatre. If you’re living in this area, you’ll be going to both downtowns, Pleasant Hill and Concord.”

Restaurants and shops inside and outside the neighborhood

Within Fair Oaks, a range of retail outlets are close at hand. Back Forty Texas BBQ Roadhouse & Saloon sits on the southern border. Its staff regularly competes in national barbecue contests. Best Buy anchors a shopping center that includes Rasputin Music and Anastasia’s Clothing stores. There is a Kohl’s Department Store near I-680, and just across the interstate is a Safeway Supermarket. Less than a half mile away, the outdoor mall in downtown Pleasant Hill is home to dozens of stores, including Michael’s, Ross Dress for Less and Golf Galaxy, as well as Century Theatres. Less than 3 miles north, shops and eateries surround the historic Todos Santos Plaza in downtown Concord, including Lima Peruvian restaurant and Aung Burma for Burmese.

Mid-century ranch-style homes and a small newer development

The residential section of Fair Oaks straddles Monument Boulevard, which dissects the neighborhood. “Inventory is fairly limited right now,” says Jill Cherne, Realtor with Keller Williams Realty, who grew up in the area and has been selling real estate there for over 18 years. “It has been for a little while, but it won’t be like this forever. With interest rates and other factors, it’s always changing.” Homes are on the market for an average of 21 days, compared to the national average of 44. The homes are typically mid-century ranch-style with three or four bedrooms, two-car garages and fairly generous landscaped yards. Two-story homes in a small development in the southern area are more closely packed. Older homes range from $690,000 to $1.1 million, while newer homes range around $1 million to $1.1 million.

Various recreation for everyone in Pleasant Hill

The Iron Horse Regional Trail is 32 miles long and runs on the old Southern Pacific Railroad right-of-way between Concord and Pleasanton. It is open to bikers, hikers and joggers. The trail connects to Len Hester Park, which features open green space, more walking trails and picnic areas. Pleasant Hill Park, a mile away on Gregory Lane, features an expansive play area for kids, bocce and basketball courts, a softball diamond and a pool. It also hosts events throughout the year, such as the Pleasant Hill Brews and Blues Festival in July.

Neighborhood schools get fair marks

Mt. Diablo Unified School District serves the neighborhood. Students can start at Fair Oaks Elementary School, graded C from Niche, and continue at Pleasant Hill Middle School, graded B-plus. Ygnacio Valley High School is graded B-minus, and its International Baccalaureate (IB) program offers students advanced placement courses for college credit.

Convenient local and regional transportation options

Interstate 680 borders the western side of Fair Oaks and takes drivers south to Walnut Creek and north to Concord. Buses stop along Buskirk Avenue and connect to the BART station at Walnut Creek. The John Muir Health Center is a mile away, and the Oakland International Airport is 28 miles south.
