Mixing rural atmosphere and suburban convenience in Bucks County
Sitting in the traditionally agricultural heart of Bucks County, Plumsteadville is a community that mixes rural living, town centers, and thoughtfully plotted subdivisions into a community that leans on character. “There’s an intergenerational commitment to the community that is super strong,” says MaryAnn Baenninger, Realtor at Keller Williams and resident of the Doylestown area for nearly 50 years. While at first glance the area may seem spread out, Baenninger points out that “There’s a distinct rural atmosphere, but people don’t have to travel far to get what they need. I think that people find the mix of geography – quaint village centers, farmland, some rolling hills – appealing.”
Balancing development with preservation
Development in Plumsteadville is rare as the community seeks to balance preserving farmland while adding housing. “Plumstead is keeping development concentrated,” says Baenninger, “and the focus is on maintaining the character of the community.” This means that most homes feature tree lines and hedgerows for privacy to maintain the wealth of greenery that sets the township apart from nearby neighborhoods that are a bit more built up. Small village clusters and subdivisions feature throughout the township, with townhouses and condos sitting in tight communities. Some older homes sit on larger lots, and farms are scattered across the countryside on large plots of fertile land, much of it still active. Townhouses and condos range from $275,000 to $650,00, while single-family homes can go from $400,000 for smaller ranch-style homes on conservative properties to $1.5 million and up for historic properties and sophisticated neo-Traditional country estates on five acres or more.
CB schools rank as some of the best in the county
Central Bucks School District is rated as the top school district in Bucks County by Niche, Students in the area generally attend Groveland or Gayman Elementary School before heading to Tohickon Middle School. The former gets and A-minus from Niche while the latter two earn A grades. Students split from there, heading to either Central Bucks High School East or Central Bucks High School West. Both get A-plus grades and enjoy a fiery rivalry on the football field with each other as well as with the third Central Bucks high school, Central Bucks South – the games bring out the community in force, from students to long-graduated alumni. Alternatively, some families send their students to the Plumstead Christian School, a private institution that teaches students from pre-kindergarten through 12th grade. Secondary-level students attend school at its campus in Plumsteadville, while students in 5th grade and below go to its elementary campus in nearby Chalfont.
Countryside living means car dependency
With some areas being completely rural, residents of the township of Plumstead are car-dependent – the nearest public transport can be found in Doylestown. While Doylestown Airport offers chartered flights, the closest commercial airport is Lehigh Valley International, roughly 32 miles away. Emergency care is closer, only around 8 miles away at Doylestown Health – Doylestown Hospital, with a 24-hour emergency department.
Great backcountry eats
Baenninger says there are plenty of good places to eat in Plumstead Township; you’ll just have to drive to village centers to get to them. “The Plumsteadville Inn is a standby with great food and a great atmosphere. Their menu is eclectic, with some surprising offerings like Boom Boom Shrimp, and you can't go wrong with their entree-sized salads in the summer on the patio.” Just down the road is Devil’s Acre Tavern, another favorite of hers – “I love their filet of fish sandwich, but they’re known for their specialty sausages and Germanic leaning cuisine – they’ve got a great, warm pub-like feeling inside.” The Salt Box offers up sweet and savory soft pretzels and homemade ice cream, perfect for a snack stop after a day out and about. A cluster of retail in the Cross Keys Place Shopping Center in the corner of the township includes a Giant, car dealerships, national retail stores and chain restaurants; another Giant is in the heart of Plumstead Village, along with a hardware store.
Lots of outdoor space to enjoy
A handful of pocket parks feature throughout Plumstead Township, with the largest being the Joseph E. Hanusey III Community Park, a 48-acre park with basketball courts, baseball fields, soccer fields and a lengthy walking trail around the fields. “The recreational spaces are the result of thoughtful stewardship of the area,” says Baenninger, noting that as some land is developed, other is set aside for recreation. Residents can enjoy the great outdoors in the Delaware River Gap at Ralph Stover State Park, which offers hiking and rock climbing in a park split by the Tohickon Creek. To the southeast, Lake Galena attracts kayakers and anglers, while hikers enjoy the easily navigable trails that circle the lake through the Peace Valley Nature Preserve.
A parade spanning generations
The layout of the township means that many of the big events take place in and around Doylestown, with Plumstead residents making the drive to enjoy the Doylestown Memorial Day Parade, one of the oldest in the country dating back to 1868. While it’s the biggest event of the year, it’s not the only one Baenninger say, “Arts Festival in Doylestown in the fall, artisans and craftspeople come and they close off the streets, there’s art and music and plenty of food, it’s an enduring festival.”
