Lower prices for modern homes in growing Prosperity
Prosperity, a small town of just over 1,000 people in Newberry County, is growing. Developers continue to buy land to build new construction homes on larger lots at lower prices than in surrounding communities. Many people move here because they get jobs at area employers like the Samsung plant in Newberry or SWM International, and they like that Newberry County offers lower property taxes and new construction homes on large lots. "If anyone's looking for a growing market offering modern homes with a strong school system at peaceful living but easy access to other major areas in the Midlands, this is ideal, especially for the pricing and the lot sizes," says Realtor Nakia Brown with Coldwell Banker Realty.
Large, affordable lots for new construction homes
Many buyers move to Prosperity for affordability. "As opposed to Lexington County with Columbia and Chapin, Newberry County has lower taxes, and the housing prices are more affordable," she says. Primarily, lot sizes determine prices: homes on less than half-acre lots tend to sell for $200,000 to $400,000, while homes on more than half an acre typically go for $500,000 to $1 million. According to Brown, the availability of new construction homes on larger lots makes Prosperity stick out. "For new construction, typically, the average lot size is 0.1 or 0.2 acres," she says. "We have 0.3, 0.4 and over half-acre lots. That's a pretty good size for new construction." New Traditional architecture is standard for new builds, while older homes are typically ranch-style and bungalows. Homes usually sit far back on their properties, on rural streets without sidewalks or curbs. Prosperity has a 2 out of 10 CAP Index Crime Score, below the national average of 4.
Career prep in the School District of Newberry County
The School District of Newberry County gets an overall B grade from Niche. Prosperity-Rikard Elementary School, Mid-Carolina Middle School and Mid-Carolina High School all score B-pluses. At the Newberry County Career Center, Mid-Carolina High School students can take Career and Technology Education classes such as agriculture, carpentry, welding and more.
Youth sports, Newberry recreation and Lake Murray
Prosperity Dixie Youth Baseball Field hosts kids' sports leagues, including tee ball, coaches pitch and girls' softball. The town also has a youth soccer league. Chuck's Halfpipe is a small skatepark with a mini ramp. The Living Water Foundation, a local nonprofit, has a community garden in Prosperity.
