Franklin exudes a charming, vintage aesthetic that makes it the kind of place both residents and visitors enjoy taking in. “The first thing I think of when it comes to Franklin specifically is the historic charm,” says Kandi Sands, Realtor at Equity Real Estate and longtime resident of the area. “There are so many remodeled properties and older buildings – it’s a great place to just walk around and admire.” Offering easy access to Brigham Young University and downtown, the Franklin neighborhood provides a blend of outdoor adventure, a suburban atmosphere, and a splash of urban excitement.

Easy access to West Center Street and all of downtown Provo
Residents can go to a variety of downtown eateries and shops, with West Center Street home to some of the most well-known in the area. Hruska’s Kolaches is a local favorite for breakfast, serving up a variety of classics to go along with its namesake sweet or savory kolaches. Bombay House is known for its authentic Indian cuisine, while Black Sheep Café offers contemporary Southwestern Native American fare. “Downtown has really expanded over the last decade or so,” says Scott Steele, Realtor with Signature Real Estate of Utah and host of the Living in Utah YouTube channel. “And you’re starting to see it become more like its own place rather than just an expansion of Salt Lake City.” Residents can restock the pantry at Fresh Market Provo, while Provo Towne Center is home to many shops and provides retail therapy for those in the area.

Bungalows, condos, townhouses and more
Single-family homes in Franklin are typically framed by mature trees and feature lots a bit larger than nearby neighborhoods. Condominiums, duplexes and townhouses remain very common, though, as the area is still close enough to BYU that walking to class is an option. These properties start at $300,000 and reach up to $425,000. “It’s definitely got more of a suburban feel to it than some other places close to downtown,” says Sands. “There’s a little bit of that ‘college-town’ feel to it still, but not nearly as much as you’d find in a neighborhood like Joaquin, right next to the university.” Common single-family styles include bungalows, cottages and raised ranch style, with prices ranging from $450,000 to $600,000. Modern contemporary two-stories are also available, making up the majority of new construction in the neighborhood. These homes occasionally feature craftsman or Victorian accents and range in price from $675,000 to $900,000. Multi-unit properties are also available for investors, though that isn’t the only kind of property that can offer a return on investment: “You’ll sometimes see parents buying homes in Franklin for their kids while they’re attending BYU,” says Steele. “Once the kids graduate and move out, it can be rented out to future students.”

Provo High's Choral Program earns state recognition
The Provo City School District serves the Franklin neighborhood. Students can begin at Franklin Elementary, which earns a C from Niche, before moving on to B-minus-rated Dixon Middle School. Students can then finish up at B-rated Provo High School, known for its strength in the arts – particularly its music programs, with its chorus being recognized as one of the top in the state for several years.

Pioneer Park hosts family adventures and farmers markets
Franklin Park features open fields and playground equipment on the neighborhood's southern end. Nearby Pioneer Park has a splash pad and also hosts seasonal festivals and the Provo Farmers Market. “Pioneer Park is awesome,” says Sands. “It’s great for my kids, thanks to the splash pad and swing set, and it's really beautifully maintained – I love to go for walks around the park.” The proximity to the Wasatch Mountains means residents can easily go for a hike or mountain bike ride at any time. The area gets more than four feet of snow making skiing a popular activity. Nearby, the Provo City Center Temple is a beautiful landmark and a prominent gathering spot for members of The Church of Jesus Christ of Latter-Day Saints.
Access to I-15 and the FrontRunner passenger train
Interstate 15 runs alongside the neighborhood to the west, allowing residents to make the 40-mile commute to Salt Lake City straightforwardly. Utah Transit Authority bus stops are dispersed throughout Provo, while the train station is home to both Amtrak and the FrontRunner commuter train. “One of the best parts about living here is access to the FrontRunner, which runs all the way to Salt Lake City with stops in between,” says Sands. “I know people that live here, go to BYU and work in Salt Lake City – the FrontRunner makes that possible.” Less than five miles west of the neighborhood, the Provo Airport offers domestic flights across the country.
