Heritage Landing is a gated, resort-style community made up of about 1,500 newly built homes. "It's peak Florida ease. Most residents here get around on golf carts. It's something that locals have been anticipating for years," says local agent Russell Weston with Paradise Exclusive. Heritage Landing is set around its namesake golf course— ranked #11 on NBC's Golf Pass top 50 in 2024. Being about 7 miles from Downtown Punta Gorda makes it a practical option for commuters while secure entry and emphasis on an active lifestyle make it ideal for families with young children.

Coastal-inspired condos and estate homes

Modern coastal architecture is reflected in the five different communities here — there are four single-family home communities and two condominium complexes —with some homes featuring New Traditional or Mediterranean-inspired elements. Terrace Condominiums offer homes on the lowest end of the price range. These condos range from 1,120 to 1,301 square feet, priced between $184,000 and $265,000. At the top end of the market are the Estate Homes, the largest and most luxurious properties in Heritage Landing. These single-family homes range from 2,400 to 2,800 square feet and are priced between $570,000 and $800,000.

East Elementary and Charlotte High with top-rated aviation program

Local kids can start school at East Elementary, which earns an overall B-plus from Niche, then advance to the B-rated Punta Gorda Middle School. Charlotte High also earns a B-plus, offering an aviation program with a pilot training/airline mechanic facility at the Punta Gorda Airport.

Resort-style pool, golf course and tennis courts within the gates

The community includes a resort-style pool, an 18-hole golf course with putting and chipping greens, tennis courts and an aerobics studio. Residents also have access to fitness facilities, pickleball and bocce ball. Beyond the gates, the nearly 46,000-acre Charlotte Harbor Preserve State Park is mostly accessed by boat. The park offers over 70 miles of shoreline, mangrove forests and opportunities for hiking, birdwatching and kayaking.

Chickee Bar and nearby shopping centers for dining and essentials

Within the community, Chickee Bar offers a relaxed, poolside setting for cocktails and bar bites. About 6 miles north, the Tamiami Trail corridor features the Tamiami Tavern neighborhood pub, serving up everything from classic roast beef sandwiches to seafood specials. For everyday necessities, the Burnt Store Marketplace shopping center is anchored by Publix, and Walmart Supercenter is set directly across the street from it. The Port Charlotte Town Center is about 18 miles away, featuring Regal Cinemas, Dillard's and JCPenney.

Private but well-connected

Route 41 is the main north-west route through the city and beyond. To the northwest, Route 41 runs through Port Charlotte and continues toward North Port, providing a direct route between these major Charlotte County communities. To the southeast, Route 41 extends toward Fort Myers and ultimately Miami, while to the north it connects to Sarasota and Tampa. Golf carts are a popular way to get around the neighborhood, offering a relaxed, resort-style vibe. Charlotte County Transit offers point-to-point bus service throughout the region, including rides to shopping, medical appointments, and the airport. Southwest Florida International Airport is the largest airport nearby, about 40 miles away. ShorePoint Health hospital is downtown. For those flying in, Punta Gorda Airport is the closest regional airport.
