Waterfront condo communities and simple NYC colonials
Most of College Point’s single-family homes are on the neighborhood’s north side, built in brick or vinyl-sided colonial styles. Prices begin at $700,000 and can go up to $1.3 million for houses with extensive renovations or estate-style properties. Multifamily homes are priced between $1 million and $1.5 million. Several gated condominium communities along the northern waterfront include amenities like parking lots, swimming pools and private boat slips. Most units are priced between $400,000 and $750,000, with a few units in the luxury Allura buildings going for $1.2 million. “I applaud the investment that new homeowners are making,” Rose says. “In the past, no one has invested as much money in the homes being built here.”East River boating and robust recreation options
Along the northern edge, MacNeil Park has paths with waterfront views, as well as a playground, handball court and a kayak launch. Next door, the College Point Yacht Club helps residents make the most of the water, which Rose recommends. “I had a boat and loved going down the East River and the Harlem River,” he says. South in the neighborhood, Frank Golden Park and College Point Fields have athletic areas for soccer, baseball and roller hockey.More top-of-the-class schools on the way
Local students in kindergarten through fifth grade can attend P.S. 129, which has an A-minus grade from Niche. M.S. 379 College Point Collaborative teaches grades sixth through eighth and has a B grade from Niche. In 2026, a new public high school will open at the site of the former St. Agnes High School, and for now students can attend neighboring Flushing High School, which has a B-minus grade.Celebrating on College Point Boulevard
Several annual parades and street fairs let College Point residents stay in touch with their community and meet local business owners. The College Point Boulevard Street Fair sets up food vendors and free kids’ amusement rides, and both the Memorial Day and Halloween parades bring out crowds on that same thoroughfare.Bus transfers and direct expressway access
While there is no subway service in College Point, multiple buses take residents into Flushing where they can transfer to the 7 train to reach Manhattan. The I-678 expressway, on the neighborhood’s east side, will provide even better access to southern Queens and the Bronx once the Linden Place Extension Project is completed.Shopping mall conveniences and a growing Chinese food scene
Thanks to the College Point Center mall, residents have a Target, ShopRite, BJ’s Wholesale Club and T.J. Maxx in their backyard. College Point Boulevard, running lengthwise through the neighborhood, has a mix of dining, delis and grocery stores — including Empire Market, a German butcher that opened in 1921, and Chinese restaurants that have spilled over from Flushing. For a night out, Akiyama has top-notch sushi, and the KTV karaoke lounge is open until 4:00 a.m.Airplane noise and land development issues
College Point’s location and history carry some concerns for residents and developers. On the southwest side, closest to LaGuardia Airport, plane noises can be as high as 69 dBA, according to the U.S. Department of Transportation. According to First Street, a nonprofit organization that gathers climate data, over 25% of College Point properties are at risk of flooding. Finally, a 12-acre wetland that was once part of Flushing Airport has been undeveloped because of high levels of herbicide found in the soil and weak ground. “I believe it’s prehistoric swamp land, so I think that’s what’s held it back from anything happening,” Rose says.
