Edgemere is located where the Rockaway peninsula meets mainland Queens. This small neighborhood sits on a strip of land about a mile long situated between Jamaica Bay and the Atlantic Ocean. Apartments, multifamily and single-family homes offer proximity to the beach and to JFK Airport, generally at lower prices compared to adjacent neighborhoods.

Housing costs and Edgemere’s appeal

Single-family homes range from the mid-$500,000s to the upper $600,000s. Multifamily homes typically cost between the lower $600,000s and the upper $900,000s. However, over 80% of properties in Edgemere are apartments, so it is a renter-heavy neighborhood, with more affordable housing in development. “More and more people are drawn to this area because they can find affordable, undeveloped land closer to the water,” says Fon Tongsomboon, a licensed real estate salesperson at Re/Max Elite who moved to the Rockaways in 2020. “The Beach 90s streets are getting too expensive,” Tongsomboon says, referring to the area closer to Rockaway Beach. “I’ve noticed an uptick of owners planning to build their dream houses here from scratch in the near future.”

Walking down the streets of Edgemere

Beach 43rd and 44th streets, which head north into Jamaica Bay, have older and smaller houses, as well as some renovated homes and undeveloped lots.

Public transit and the commute to Manhattan

“Edgemere is off the beaten path,” says Michael Bethoney, a broker with Nest Seekers International, who specializes in luxury new developments across New York City. “It’s tangential to urban life, [so] most people would drive.” Rockaway Freeway connects Edgemere to the rest of Queens, running parallel to the beach. In terms of public transportation, the A train runs from Manhattan to Queens, stopping twice in Edgemere. Those going to JFK Airport can pick up the AirTrain from the A Train. The airport sits right across Jamaica Bay from Edgemere. “Lots of people work at JFK— it’s a huge supplier of jobs,” Bethoney says. The QM17 express bus stops on Beach Channel Drive, which takes passengers to Manhattan within about an hour—roughly the same amount of time as the A train. There are also some bike lanes in the neighborhood.

Amenities and waterfront recreation in Edgemere

There are recreational and commercial amenities within walking distance of Edgemere homes. Rockaway Beach Boardwalk parallels the shore, providing a peaceful place to take a beachside stroll. However, Edgemere residents have somewhat limited access to the Atlantic Ocean because of a fenced bird sanctuary. Public beach access is about 2 miles west at Rockaway Beach, where folks can swim, surf or catch the ending of the Rockaways St. Patrick’s Day Parade, a March tradition since 1975. On the western edge of the neighborhood, the Beach 59th Street Playground looks out toward the ocean. The north side of Edgemere has a community garden and Rockaway Community Park, which features walking paths, athletic courts and fishing spots in Jamaica Bay. Beach Channel Drive has a few restaurants in the middle of the neighborhood, and Beach Dunes Eats & Arts serves New American cuisine with local, seasonal ingredients. For groceries, shoppers can head to Pioneer Supermarket of Arverne and Superfresh Arverne. For a night out, Kelly Neinast, a broker at Corcoran Group who specializes in the Rockaway area, says residents can walk to Arverne, the neighborhood that borders Edgemere to the west. “Arverne has some great spots. And in the summer, there are Rockaway’s famous boardwalk concessions.”

Schools serving Edgemere

Elementary and middle schoolers can walk to P.S. 105 – The Bay School in the neighborhood. In neighboring Far Rockaway, the highly rated Queens High School for Information, Research & Technology has a noteworthy computer science curriculum. Alternatively, the highly rated Challenge Preparatory Charter School serves students from kindergarten through 12th grade.

The ongoing development happening in Edgemere

Compared to adjacent Rockaway neighborhoods, Edgemere is quieter, less developed and a bit more nature-forward. However, new construction projects are bringing more housing, shopping and recreation options to Edgemere’s oceanfront location. Arverne East, a 116-acre mixed-use development from Beach 32nd to Beach 56th Streets, is projected to be completed by 2028. Edgemere Commons’ 11 mixed-use buildings will bring 2,050 units of affordable housing to the area; this project is slated to continue through 2031. “It’s a quieter part of the Rockaways right now, but with Arverne East and Edgemere Commons, it’s slowly starting to draw more businesses,” Tongsomboon says. These mixed-use developments aim to give locals better access to public outdoor space. Additionally, flood protection projects are underway throughout the Rockaways, according to Tongsomboon: “They built jetties to reinforce the dunes and they built concrete walls. If you come to Rockaway now, you’ll see the construction happening.”

Compared to how Far Rockaway used to be a couple of years back, I believe crime has decreased in the area and safety has increased. There's the usual crime that happens daily but looking at the bigger picture, I believe the area is getting nicer in terms of people and safety.
