Anatolia is a 21st century suburb with community-oriented amenities
Anatolia, a master-planned community on the edge of Rancho Cordova, offers quiet suburban living with many amenities and a strong sense of community. With parks dotted across different subdivisions and a centrally located clubhouse with weekly classes and programs, residents have plenty of opportunities to meet their neighbors. Some new construction is still available as the last of Anatolia’s lots fill in, though most homes were finished in the early 2000s. Highly sought-after schools, including two elementary schools within the neighborhood, have made the area popular with young families in particular. Aside from a grocery store and a few restaurants, locals have to drive into Rancho Cordova for shopping and public transit. In part due to its secluded atmosphere, the neighborhood earns a CAP Index crime score of 1 out of 10, compared to a national score of 4.
A-rated public schools within a well-regarded school district
Zoned for the sought-after Elk Grove Unified School District, Anatolia has two highly rated elementary schools within its borders: Sunrise Elementary and Robert J. McGarvey Elementary, which both receive an A from Niche. Katherine L. Albiani Middle and Pleasant Grove High both earn an A as well, located on the same campus, less than 15 miles away. “It’s a better district than Rancho Cordova, but the kids have to be bused down to Elk Grove for middle and high school, which isn't the most convenient,” says Russ Knapp, a local real estate broker with Riverside Properties, who grew up in the area. Pleasant Grove High has several highly regarded academic programs like the Innovative Design Engineering Academy, which includes a competitive robotics team and internship opportunities.

21st century new traditional housing, ranging widely in size
Most of Anatolia was developed in the early 2000s, though some infill properties have been added in the 2020s. Some of the neighborhood’s homes incorporate Spanish Revival-style details like barrel-tile roofs and stucco exteriors. Lawn space tends to be limited, though maple trees add color to the streetscapes while shading the sidewalks. Most homes range from $400,000 to $800,000 for between three and six bedrooms. Larger builds with over 3,500 square feet range from $800,000 to $1.1 million. There is a mandatory HOA with monthly fees of around $100. Some individual properties may have a moderate risk of flooding during severe storms, but flood insurance generally isn’t required.

Parks, playgrounds and a community clubhouse
Eagle’s Nest Park, with a playground and picnic pavilion, is one of the community’s central gathering spots, just next to the clubhouse, where they host fitness classes and other programs. The clubhouse also has a gym and a pool. Sandpiper Park is next to Robert J. McGarvey Elementary, and Argonaut Park is next to Sunrise Elementary, both giving students a place to go after school. Heron Landing Community Park features lighted soccer fields and a summer splash pad. Outside Anatolia, Mather Regional Park has a public 18-hole golf course and a small lake for fishing.

Community building initiatives from the homeowners association
Anatolia began a new tradition in December 2024 — a Holiday Light Tour. The HOA printed out maps of every home registered to participate, which other residents could then use to explore, enjoy the festive decorations and vote for their favorite. The association also hosts Truckin’ Tuesdays, a small social gathering with food trucks every week at Eagle’s Nest Park.
Removed from the freeway and public transit, plans to build a new expressway
Residents are about 5 miles from the rest of Rancho Cordova, including U.S. Route 50, making for a fairly secluded, quiet community. Downtown Sacramento is about 20 miles away on the freeway. Public transit is limited, though park-and-ride light rail stations are about 5 miles away in Rancho Cordova, served by Sacramento’s Gold Line. Mercy San Juan Medical Center is slightly over 10 miles away, while Sacramento International Airport is about 30 miles away. Plans are underway to convert the nearby Grant Line Road into a four-lane expressway connecting Elk Grove to Folsom. The project, called the Capital SouthEast Connector, will help improve transportation in southeast Sacramento County and is estimated to finish by 2035.
Small restaurants and a grocery store just next to Anatolia
“The area stagnated for a long time in 2007, up until 2011,” Knapp says. “They finally got their own grocery store, which was a huge deal. You don’t have to commute to get your groceries anymore.” Sunridge Shopping Plaza is anchored by Raley’s and Walgreens at the corner of Douglas Road and Sunrise Boulevard, right next to Anatolia. Aside from national fast-food chains like Popeye’s and Dutch Bros Coffee, there are locally owned casual restaurants like Go 4 Pizza and Wabune Sushi. Residents drive into Rancho Cordova for big-box stores and a wider selection of restaurants.

Air quality concerns stemming from a nearby rendering plant
There is a Sacramento rendering plant that operates animal waste disposal services a few miles south. Though it comes and goes, some locals report that the wind carries an odor into the neighborhood when it blows from the south.
