The paint is still drying in Cypress, a residential community on the far eastern edge of the greater Sacramento area, about 9 miles southeast of downtown Rancho Cordova. “One of the biggest draws here is the newly constructed homes,” says Kyle Renke, a real estate agent with Keller Williams East County, who has about 6 years of experience. “It’s convenient to grassy areas for picnics or barbecues, and because the neighborhood is so new, it’s very quiet crime-wise.” Because it is so removed from the main city center, the neighborhood was designed with green spaces to play and relax at home. Residents commute to Sacramento or Folsom for work and they shop in Rancho Cordova. Highly rated area schools offer clubs and special programs.

Theater and robotics at Elk Grove Unified district schools

Kids may attend Elk Grove Unified district schools. Sunrise Elementary earns an A from Niche and offers clubs, such as Young Men of Color, and Spartans TV, where students get to write and film school programming and Public Service Announcements. Drama students of A-rated Katherine L. Albiani Middle received an Excellence in Acting award at the 2025 Junior Theater Festival, a national weekend-long showcase. At A-rated Pleasant Grove High, students can participate in the EagleForce Robotics to build science, technology and engineering skills through mentor-based programs.

Convenient green spaces surrounded by homes

The 7-acre Labyrinth Community Park is the neighborhoods centerpiece. It offers the area’s first kids’ zipline on its playground and includes a demonstration garden packed with native plants. The park’s focal point is a concrete spiral labyrinth with mulched flower beds and circular walking paths. There’s also a multi-use turf space here. Two blocks east, the 2-acre Pyramid Peak Park’s winding paths and picnic areas skirt clean landscaping and open grassy spots. Cypress Grove Park toward the west is the neighborhood's smallest park at just over 1 acre, and features a few picnic tables, a bike rack and a field for exercise or leisure. About a mile west of Cypress, the 7-acre Sunridge Park has a splash pad to cool off during hot summer days and a basketball court.

Eateries and retailers 7 miles west

Cypress doesn’t offer restaurants or shops, the closest are about 7 miles northwest along the El Dorado Freeway. Established in 2000, Famous Burgers and Brew is a local favorite, serving guacamole and chili-cheese burgers, along with signature sandwiches and salads. Diners can wash down their meals with a frosty craft beer. For homemade breakfasts and daily specials, folks can check out family-owned Brookfields Restaurant to enjoy a western skillet with potatoes and bacon, buttermilk pancakes or a lunchtime sandwich melt. Rancho Cordova Town Center holds Target, Marshalls, chain restaurants like Panda Express and shops like GameStop. Locally owned retailers and fast-food joints sit at the Mills Shopping Center along Folsom Boulevard, and grocery stores, including Safeway and Walmart, are within Cordova Village.

Newer Craftsman-style homes near parks

Most of Cypress’s new traditional Craftsman-style homes were built within the last six years. Common features include driveways leading to two-car garages, three or four bedrooms and front yards large enough for mulch-edged flower beds or young trees. Some sport front walkways. Many were built on less than quarter-acre lots with Mediterranean or Spanish-inspired elements, such as tile roofs and arched entryways. Wooden fencing separates homes and encloses backyards. “A handful of homes sit on larger lots with space for RV parking,” says Renke, “and it’s easy to go on daily strolls along the neighborhood sidewalks or take your kids to the park, too.” Prices range between $550,000 and $830,000, slightly above the area's median.

Cars are main source of transportation

Douglas and Grant Line Roads are the neighborhood’s main thoroughfares, the former leading to downtown Rancho Cordova, and the El Dorado Freeway (U.S. Route 50) is about 9 miles northwest. Sacramento is 20 miles west. “You'd benefit from having a car in this location,” says Renke, due to how far it is from the city, and the fact that only Rancho CordoVan shuttles operate here, carrying residents to nearby light rail stations. Mercy General Hospital sits about 19 miles west, while Sacramento International Airport is about a 40-minute drive northwest. The neighborhood scores a 1 out 10 on the CAP crime index, the lowest possible mark.
