Rancho Cordova’s Lincoln Village neighborhood offers entry-level homes with a commuter-friendly location on U.S. Route 50, 12 miles from downtown Sacramento. “It’s pretty entry-level,” says Robert Galakhov, a former Rancho Cordova resident and Realtor with eXp Realty. “All the homes were built in the ‘60s, ‘70s and ‘80s. You can get a good house for a good price.” Quiet, tree-lined streetscapes tend to appeal to first-time homebuyers and investors looking for duplex properties they can rent out. Grocery stores and quick-service restaurants line Bradshaw Road to the west, while Lincoln Village Community Park is within walking distance for many on the east side.

Ranch-style homes and duplexes date to the late 20th century

Lincoln Village’s ranch-style homes and bungalows were built between 1959 and 1980 with minimalist exteriors and prominent two-car garages. A diverse mix of palm, cypress and pine trees line narrow sidewalks and many front lawns are populated with manicured shrubbery and enclosed with wrought iron fences. In addition to single-family homes, there are pockets of duplexes, which are popular among investors. Single-family homes and duplexes with up to six bedrooms range from $320,000 to $660,000. Two-bedroom townhouses within the Bradshaw Woods Subdivision date back to the ‘70s and range from $300,000 to $410,000, while manufactured homes in Bradshaw Mobile Home Park have recently sold for between $150,000 and $200,000.

Local schools have unique student-focused curriculum

A.M. Winn Public Waldorf, teaching transitional kindergarten through eighth grade, earns a C rating from Niche and follows the Waldorf curriculum. Commuter-friendly location with easy freeway access

Lincoln Village is bordered by U.S. Route 50; those who work downtown have convenient freeway access and a 12-mile commute. Locals are also about 2 miles from the Butterfield Park & Ride Light Rail Station, which is served by Sacramento’s Gold Line. Major roads are lined with Sacramento Regional Transit bus stops and narrow bike lanes. The Sacramento VA Medical Center serves veterans in the area, less than 3 miles away, while Kaiser Permanente Sacramento Medical Center is about 8 miles away. Sacramento Mather Airport is adjacent to the neighborhood. “It’s mostly used for military and cargo shipping,” Galakhov says. “It generally doesn’t affect desirability, but you hear airplanes flying over sometimes.” Sacramento International Airport is 22 miles away.

Residents can spend their summers at Lincoln Village Community Park

Lincoln Village Community Park is within walking distance of local schools, including A.M. Winn, and features a playground with a climbing wall and four tennis courts. The park’s public pool is open seasonally, and the nearby Neil Orchard Senior Activities Center hosts arts and fitness programs for active adults. The Green Thumb Lunch program is especially popular, with members working together on the community garden and preparing weekly lunches using the produce.

Bradshaw Road has chain and local businesses

Grocery stores like Food 4 Less and Grocery Outlet are found along Bradshaw Road, alongside quick-service restaurants like Bradshaw’s Sandwich Shoppe, which serves made-to-order subs. The family-owned Oz Korean BBQ is popular for its all-you-can specials and large portions. Industrial centers and office buildings surround Lincoln Village, as well as small Christian houses of worship like the Grace Missionary Baptist Church. Just north of the freeway, West Wind Sacramento 6 Drive-In Movie Theatre has showings for recent releases.

A new annual event for Lincoln Village residents and their dogs

The first annual Barktoberfest was held at Lincoln Community Park in September 2024. The family-friendly event includes activities for local pups, like a doggie splash zone and an agility course, as well as fun contests and food vendors.
