Montelena offers new construction, removed from the rest of Rancho Cordova
One of several new developments that have popped up on the outskirts of Rancho Cordova since 2020, Montelena attracts homebuyers looking for new builds in a quiet location with a sought-after school district. “There’s a lot of people that work for tech companies like Intel in Folsom, but Folsom prices can be $150,000 more for the same size house,” says Russ Knapp, a local real estate broker with Riverside Properties, who grew up in the area. “You get great value for the price in a newer community.” Pocket parks provide a space for locals to meet their neighbors as the community finishes building out its empty lots. However, there aren’t yet many businesses in the area besides a grocery store and a few fast-food restaurants. About 5 miles removed from the rest of Rancho Cordova, where locals go for big-box stores and public transit, the serene neighborhood receives a CAP Index Crime Score of 1 out of 10, compared to a national score of 4.
Students attend highly rated Elk Grove Unified District schools
Montelena is zoned for Elk Grove Unified School District. Sunrise Elementary earns an A from Niche, offering after-school theatre, basketball and band programs. Katherine L. Albiani Middle and Pleasant Grove High both earn an A, located on the same campus less than 15 miles from Montelena. Pleasant Grove High includes a Biomedical Academy and a Future Farmers of America Program.

Playgrounds within walking distance, fishing and golf at Mather Regional Park
Two parks are within walking distance for Montelena residents: Hummingbird Park on the north side has basketball courts, a playground and a picnic pavilion, while Sparrow Park on the south side offers a play area and climbing structures. In addition to neighborhood green spaces, the nearby Mather Regional Park has about 1600 acres of wetlands and grassy fields on the banks of Mather Lake, where licensed visitors go fishing for bass and trout. The park is also home to the public 18-hole Mather Golf Course.

Recently built homes feature a range of architectural influences
The community’s first homes finished in 2020, though plenty of new construction is still available in 2025. Various new traditional floorplans are available, some featuring Craftsman-inspired elements like stone pillars and covered front porches, while others offer contemporary-influenced flat rooflines or Spanish Revival-style barrel tile roofs. As residents stroll the wide sidewalks, they’ll notice young trees and freshly planted shrubbery, which will grow to shade the streetscape over the coming years. Prices for a three- to five-bedroom build range from $500,000 to $900,000. Some individual properties may be at risk of flooding during severe rainstorms. Though flood insurance generally isn’t required in this part of town, some mortgage lenders may request it.

Limited public transit 20 miles from Sacramento, plans for a new expressway
Montelena is less than 20 miles from downtown Sacramento and about 5 miles from the nearest Route 50 interchange. Public transit is limited, but commuters can drive to the Sunrise Park & Ride light rail station, about 5 miles away, for Gold Line service. Mercy San Juan Hospital is the nearest medical center, about 10 miles away, and the Sacramento International Airport is 30 miles away.Residents anticipate easier commutes in the future, as the nearby Grant Line Road is currently being converted into a four-lane expressway. Dubbed the Capital SouthEast Connector, the expressway will run from Elk Grove to Folsom and alleviate congestion along the way. The project is estimated to finish by 2035.
Locals can enjoy annual airshow held at Sacramento Mather Airport
The Sacramento Mather Airport, located less than 5 miles away, was once an active Air Force base before its conversion into a cargo shipment center. “It gets some traffic, but noise isn’t much of a factor,” Knapp says. “We get an amazing air show every year, which is actually a huge draw to the whole city.” The annual California Capital Airshow is held every March, with demonstrations from the Thunderbirds and other activities.
Small shopping plaza nearby has a grocery store and fast-food options
About a mile away at the corner of Douglas Road and Sunrise Boulevard, Sunridge Plaza has a Raley’s grocery store, Walgreens and fast-food restaurants like McDonald’s and Starbucks. Though options are limited, there are also a few locally owned quick-service eateries like Chick’s 500 Degrees, which serves Nashville-style hot chicken, and Wabune Sushi. Locals drive less than 5 miles into Rancho Cordova for other shopping and dining options.

There is a nearby rendering plant
There is a Sacramento rendering plant about 3 miles away that, in part, deals with the disposal of animal waste. Some locals have reported that when the wind blows from the south, it carries an unpleasant odor from the plant into the neighborhood. There have been conversations about potentially moving the plant to alleviate the issue; however, as of spring 2025, no concrete plans have been announced.
