Sun River is located along the banks of the winding American River, with nearby popular recreation areas and convenient shopping centers. The Rancho Cordova neighborhood has easy access to an extensive network of hiking and biking trails, while being less than a mile from U.S. Route 50. “Both Folsom and Downtown Sacramento are within a 20-minute drive of Sun River,” says Ana Alvarez, a local real estate agent with LPT Realty, Inc. “A lot of people move to the east end of Sacramento to be close to the Franchise Tax Board building. It’s one of the biggest employers in the city.”
Tree-lined streets and 1970s architecture
The bungalows and ranch-style homes of Sun River were built between the late 1970s and 1980s, and houses sit close together on 5,000 to 10,000-square-foot lots. Well-landscaped front lawns are common, and many homes have trees and foliage providing a degree of privacy between their neighbors. “Move-in ready homes in this area tend to not stay on the market for very long,” Alvarez says. “The last home I had hit the market was sold within 10 days.” Single-family homes range from $460,000 to around $645,000, while two-to-three-bedroom condos can go for $260,000 to $320,000.
Extracurriculars and career-related programs at local schools
Riverview STEM Elementary School is a local magnet school with a year-long program where students learn through problem solving in the areas of math, science and technology. Riverview earns an A overall grade from Niche, while Peter J. Shields Elementary receives a B-plus. Mills Middle School earns a B-minus. The B-rated Cordova High School has a wide array of extracurricular offerings, from Badminton Club to the Thespian’s Society. The High School also has eight career and technical education academies that focus on industry-related skills, with topics including agriculture, business technology, video production and patient care.
Miles of hiking trails and riverside recreation in Rancho Cordova
Dave Roberts Community Park is just south of Sun River’s residential streets, with a playground and facilities for tennis, baseball and soccer. “There are tons of options for outdoor lovers in the Rancho Cordova area,” says Alvarez. “From hiking and biking trails to river recreation.” The American River Parkway is a network of over 30 miles of trails along its namesake river, winding through parks and natural areas. The Lower Sunrise Recreation Area borders the community and is home to a boat launch, picnic tables and a pedestrian bridge that leads to a sand bar. In the summer months, the recreation area is a popular starting spot for white water rafting, paddle boarding and kayaking.
Local businesses at Sunriver Village
The Sunriver Village shopping center lies just outside of the neighborhood and offers a small selection of local businesses. Gangnam Ave serves all-you-can-eat Korean barbecue, from brisket and short ribs to lettuce wraps and deep-fried dumplings. Aiko Sushi is another local favorite that serves traditional Japanese cuisine and Asian fusion dishes. The area is also home to a wide selection of Latin American markets and authentic Mexican eateries, from Martin’s Famous Street Tacos to the Mi Rancho market. Grocery Outlet and Bel Air Fresh Market are nearby options for groceries.
Public transit on Coloma Road and access to Route 50
Sacramento Regional Transit operates the area’s bus routes, with nearby stops along Coloma Road. U.S. Route 50 can take drivers around 16 miles to Downtown Sacramento or roughly 13 miles northeast to Folson.
