The Ranch at Sunridge is a new community in a secluded location
The Ranch at Sunridge, casually referred to as The Ranch, is a new master-planned community that began development in 2022 on the edge of Rancho Cordova. Though in its early stages, the community is working to incorporate lots of park space and includes a senior living subdivision. Aside from a nearby grocery store and elementary schools in the neighboring community of Anatolia, The Ranch offers a more secluded location, away from large commercial centers and highways, which grants a peaceful atmosphere; the neighborhood earns a CAP Index Crime Score of 1 out of 10, compared to a national average score of 4. However, a new expressway is under construction, allowing residents to access towns like Elk Grove and Folsom more easily.
Highly rated schools within the Elk Grove Unified School District
Unlike the rest of Rancho Cordova, which is served by the Folsom-Cordova Unified School District, The Ranch is zoned for Elk Grove Unified School District. Sunrise Elementary is located nearby and earns an A from Niche. The school has an active Parent Faculty organization, which organizes fundraisers and events like the Multi-Cultural Fair. Katherine L. Albiani Middle and Pleasant Grove High also earn an A, though they’re located about 15 miles away in Elk Grove. The latter has an extensive agricultural program, including courses in veterinary science and agricultural economics, as well as a Future Farmers of America chapter.

Pocket parks and community amenities planned for the near future
Since the community is so new, there aren’t many amenities besides Aura Park, a small pocket park on the neighborhood’s north side with a playground, picnic pavilion and basketball court. More parks will be added over time, including a large nature preserve, butterfly garden and a clubhouse with a pool, though exact opening dates haven’t been announced publicly as of spring 2025. The nearby Mather Regional Park has a public 18-hole golf course and a lake where licensed residents can go fishing.

New construction with Craftsman and Spanish Revival-inspired housing styles
The oldest homes in The Ranch finished construction in 2022, and many empty parcels are still available in 2025. Floor plans vary widely in style and size, some featuring Spanish Revival-style terra cotta roofing and others including Craftsman-inspired details like contrast gable trim and covered front porches supported by stone pillars. As lots fill up, homeowners are planting young foliage that will mature over time, and wide sidewalks promote walkability in the area. Prices for a three- to five-bedroom property generally range from $500,000 to $850,000. Homeowners associations are mandatory, and buyers can choose between eight different subdivisions, including the Four Seasons, a senior living subdivision. “That’s a really good asset because a lot of people have been in the area for a long time, and some have a parent that they want to be close to as they get older,” says Russ Knapp, a local real estate broker with Riverside Properties, who grew up in the area. "They can move in right nearby."

Transit options on the edge of Rancho Cordova
Locals head 5 miles into Rancho Cordova to get on U.S. Route 50 and access Sacramento’s Gold Line light rail using one of several park-and-ride stations. Downtown Sacramento is 20 miles away on the freeway. Mercy San Juan Hospital is less than 15 miles away, while the Sacramento International Airport is about 30 miles away.
The nearby Grant Line Road, just east of the neighborhood, will become part of a new four-lane expressway planned to open by 2035, dubbed the Capital SouthEast Connector. “It’s going to be a bit of a bypass for Highway 50, connecting Elk Grove and Folsom,” Knapp says. “They’ve been talking for about 15 years, and now it’s finally starting. It’ll make commuting even easier, so you don't have to go through downtown Sacramento.”
A small shopping plaza at the corner of Sunrise Boulevard and Douglas Road
Though residents drive into Rancho Cordova for things like big-box stores and large retailers, there’s a Raley’s and a Walgreens at the corner of Sunrise Boulevard and Douglas Road, where locals can make quick grocery runs. Fast-food spots like McDonald’s are clustered around the shopping plaza, in addition to a few locally run eateries like Go 4 Pizza and Chick’s 500 Degrees, the latter serving Nashville-style hot chicken to go.

Air quality concerns due to nearby rendering facility
