White Rock is bounded on each side by light rail tracks and U.S. Route 50, making it a convenient location for commuters in Rancho Cordova. “You get a sense of proximity to downtown Sacramento with the freeway, but it’s still super suburban,” says Robert Galakhov, a former Rancho Cordova resident and Realtor with eXp Realty. White Rock’s namesake elementary school and park are located side by side in the center of the neighborhood, within walking distance for many local families. Though most of the area is residential, with entry-level homes at a relatively low price point, strip malls and major retailers occupy the northeast edge of the neighborhood.
Uniform streetscapes with midcentury architecture
Ranch-style homes and bungalows in White Rock have uniform setbacks, shaded by mature pine, oak and maple trees. Vinyl exteriors and low-slung shingle roofs characterize these midcentury builds, and though most properties have two-car garages, there’s also plenty of room for street parking. Prices typically range from $300,000 to $550,000 for a three- or four-bedroom floorplan. In addition to single-family homes, there are small pockets of duplexes in similar architectural styles that range from $450,000 to $650,000, and townhomes from the ‘70s that have recently sold for between $300,000 and $400,000. “These days, homes have been staying on the market for longer,” Galakhov says. “So there’s a lot more inventory.”

Next to White Rock Community Park, White Rock Elementary earns a B-minus from Niche. The B-rated W.E. Sacramento Regional Transit’s Route 21 bus stops along Folsom Boulevard, and bike lanes connect the greater community. Mercy San Juan Medical Center is less than 8 miles away. Sacramento International Airport, the nearest commercial airfield, is 26 miles away.
White Rock Community Park is the neighborhood’s main gathering space
White Rock Community Park’s 14 acres are mostly unshaded grass fields dotted with basketball and tennis courts and a playground. The park’s splash pad, featuring two waterslides, is a major draw for local families. Though it’s bordered by the freeway, a cement barrier keeps the traffic separated, and a pedestrian bridge allows residents to safely cross back and forth.

Easy access to Target and other retailers
Several strip malls are clustered at the neighborhood's edge, housing national chains like Target, Grocery Outlet and Marshalls. In addition to chain grocers, KP International Market sells imported goods from over 40 countries. Fast food makes up most of the nearby dining options, along with small casual eateries like El Puerto Restaurant, which serves Mexican food. Teriyaki Grill is one of several locally owned restaurants specializing in Japanese cuisine. This side of the neighborhood is also home to the River City Christian Church.
