Located along a bend in the Sacramento River, Red Bluff's 150-year-old agricultural roots hold the city steady to this day. “It’s a small farming community with cattle roaming open fields,” says Lori Slade, owner and broker with River City Realty with over 20 years of experience. “People have been here for generations enjoying the small-town atmosphere. And there’s so much recreation offered. You can float on the river or fish, and because of our location, you can go skiing in about an hour and a half.” Red Bluff is also a quiet destination with very little traffic, and housing prices are lower here than further south toward Sacramento.

Lower priced ranch-styles

The median sale price for single-family homes here is $295,000, much lower than the national median. “You’ll typically see single-level ranch-styles with attached garages,” says Slade. “More tract housing, too.” Most were built between the 1940s and ‘80s, but some contemporary styles are from the early-to-mid 2010s. Prices range from about $200,000 to $625,000 depending on square footage and number of bedrooms. Many in town sit on slivers of an acre, but properties can reach up to 10 acres on the outskirts. Several homes are zoned for horses and have views of Mount Shasta or Mount Lassen.

Active community with parks, skating and golf

Red Bluff manages approximately 90 acres of parks and green spaces, many featuring play equipment, tennis courts and softball and baseball fields. Diamond Park’s huge skate park is a 16,000-square-foot facility with rails and bowls. Boating, kayaking and fishing are the more popular water sports on the Sacramento River, and the city also has a few golf clubs.

Tex-Mex fare and downtown shops

Locally and family-owned restaurants are clustered in the city center as well as along the eastern edge closer to Interstate 5. Many are Tex-Mex eateries, but ethnic cuisine and barbecue joints provide other options. “Bud’s Jolly Kone is the historic ice cream shop in town,” says Dustin Foster, real estate director with Relevant Real Estate. Locals also head there for hamburgers, hot dogs and homemade tacos. “There are only a handful of chain restaurants here like Applebee's,” he says. Mom-and-pop shops and boutiques operate downtown, and grocery stores are plentiful.

Rodeos and socials

Year-round festivals and family-friendly activities take place in every corner of the city. Rodeos are huge here, with the annual Red Bluff Round-Up, the largest three-day rodeo in the country, taking place in April. Walking tours and socials are offered at the Kelly-Griggs House Museum.

Accessible interstate and fixed bus routes

Heavy traffic is never a problem in Red Bluff. Interstate 5 is easily accessible to the east, which leads 31 miles north to Redding and 132 miles south to Sacramento. Antelope Boulevard hooks onto Main Street and is another main artery out of town. Tehama Rural Area eXpress (TRAX) buses service Red Bluff and surrounding cities. Red Bluff Municipal Airport sits to the southwest, and the nearest international airport is in Sacramento. St. Elizabeth Community Hospital and Dignity Health medical facilities sit in the city’s southern end.

Red Bluff Union Elementary School District earns a C-plus from Niche and serves approximately 1,800 students. Red Bluff Joint Union High School District earns a B-plus from Niche and serves over 1,700 students. Shasta College – Tehama Campus specializes in health sciences.

Slightly high crime rates and all four seasons

Violent and property crime rates have risen slightly between 2022 and 2023, according to the Red Bluff Police Department’s 2023 Annual Report. “Within the last decade, we’ve had our share of homelessness issues,” says Slade, “but generally, crime isn’t terrible and neighbors care for each other.” Foster says overall the city is dry with warm summers. Fall and spring are pleasant and mild, and during the winter, temperatures may get as low as the 20s. Residents might see five inches of snow over three years.
