Suburban living 6 miles from Downtown Redding
Girvan's wooded suburban streets lie next to the Sacramento River, 6 miles south of Downtown Redding. So why do buyers choose to live here rather than in a suburb closer to downtown? Well, Josh Barker, president of Josh Barker Real Estate, says, "People looking here are trying to find the best possible home for the lowest price." Barker is one of the top Realtors in Redding, selling in the area since 2003. Homes nearest to and on the riverfront can be on the higher end of Redding's range, but many of the neighborhood's homes offer more space inside and out than similar-priced homes around downtown. Barker also assures that the distance to downtown is not much of a sacrifice. "The commute to anywhere in Redding is no more than 15 minutes in any direction, so it's not something to worry about," says Barker. Driving downtown is relatively simple, with Market Street – downtown's main artery – running along the neighborhood's west side. However, residents must cross a set of commercial train tracks to get there.

Ranch-style and riverfront homes
The neighborhood's winding streets and cul-de-sacs give it a slowed-down suburban feel. Homes sit on midsize to large grassy lawns, often shaded by large oaks, cedars and evergreens. There's even a densely wooded creek running down the center of the neighborhood, making nearby homes appear like they back up to secluded woodlands. Two-to-four-bedroom ranch-style and Craftsman homes are common throughout most of the neighborhood, ranging from $300,000 to $600,000. Prices rise in communities closer to the water. The three-to-four-bedroom ranch-style and midcentury homes have more lawn space and range from $500,000 to $900,000 for those on the riverfront. The largest waterfront homes on Riverside Drive, with large lots, grand front drives and spacious patios, can cost $1 million to almost $2 million.

Always close to a small community park
Small parks are scattered throughout the suburban streets, meaning residents are always within walking distance of an outdoor space. Each offers something different. Creekside Park, in the northeast section of the neighborhood, is a wooded green space with a playground. Pernie Trail Park, in the southwest end, is a grassy space with a fenced-in tennis and basketball court. Meadow Wood Trail Park has another playground down the street from Pernie Trail. The largest is Cascade Park, in the south end of the neighborhood. It has a basketball court, playground and a dirt BMX course for neighborhood thrill seekers. The park's walking loop takes nature lovers along a wooded creek on the west side and the tree-studded banks of the Sacramento River on the east.

Paddle in the Sundial Splash
Kayakers and canoers in the neighborhood get excited for the Sundial Splash in late June. The Sundial Splash celebrates the city's passion for river recreation. Kayakers and canoers gather about 8 miles from the neighborhood at Riverfront Park for a community float on the Sacramento River. Participants can casually float the 6-mile route or enter the race to paddle for first place. They set off under the Sundial Bridge, a glass-walking bridge that resembles a giant sundial.

Groceries and a bite on Market Street
The Westwood Village Shopping Center is a small strip mall on the neighborhood's west side. SAVMOR Foods, at Westwood, is the closest grocery store for many residents. They can also grab dinner at Round Table Pizza or brunch at Waffle Bite, which serves savory brunch items and waffles stacked with sugary toppings paired with one of their creative mimosas. The drive to Westwood is about 2 miles because residents must cross the train tracks at Bonnyview Road or Girvan Road. Residents can get authentic Mexican cuisine from Fuego Mexican Kitchen on this side of the tracks. Big-box items can be found at Costco, 4 miles across the river on Bonnyview Avenue.

Redding is far removed from any major city, the closest being Sacramento, 158 miles south on Interstate 5. Because of this, most locals drive 6 miles north on Market Street to work at hospitals and other businesses around Downtown Redding. There are also a few industrial businesses on Market Street, and the Win-River Resort and Casino is just southeast of the neighborhood. Commuters can also catch the city bus to downtown on Market Street. Redding Regional Airport is just over 8 miles east. It flies to major West Coast cities like San Francisco, Los Angeles and Seattle.

Dealing with nearby wildfires
Small brush fires are common in the dry mountains surrounding Redding. They occasionally become large wildfires, such as the 2018 Carr Fire, which burned many homes west of Downtown Redding. Girvan is a few miles south of the damaged area but still close enough to pose a serious threat. Residents are encouraged to prevent the spread of wildfires by removing flammable brush and materials from the perimeter of their homes. It's also important to have an organized evacuation plan in the event of a fire.
