Redding's best-known golf course community
When Redding locals hear the name "Gold Hills," the first thing that comes to mind is golf. Gold Hills the neighborhood and Gold Hills Golf Club are not one and the same, but they might as well be. Kori Cadorin, a broker associate with Young & Company Real Estate since 2006, says, "The holes are intertwined with the community, so it's really pretty to drive around and gives nice scenery." Many homes back up to the course's fairways and ponds, giving built-in views and a natural spaciousness to the neighborhood. It is slightly removed from the city's activity hubs, with Downtown Redding's dining scene and Hilltop's commercial activity 7 miles south on Interstate 5. However, people here aren't concerned with being near shopping and dining. "The driving factor is the golf course," Cadorin says, "People live here to settle down and be able to walk down the street and play golf whenever they want."
Homes surrounded by greenery
As residents drive in on Gold Hills Drive, they're greeted by the golf club and lush grass on either side. Multiple winding roads branch off the main drive, each named for world-famous courses or other golf references. Fairways give way to large grassy lawns and homes shaded by pines, cedars and willows. Homes have front drives edged by manicured landscaping, and many have enough backyard space for a pool and entertainment area. Architecture varies from simple New Traditional to grand Mediterranean Revivals and contemporary Craftsman designs. Three-bedroom homes can range from $400,000 to $600,000. Larger options can cost $600,000 to $800,000 for those with the most spacious, secluded yards. There are two smaller communities up Gold Hills Drive from the golf club. One is a condo community with units that cost around $300,000. The other is Tuscany Villas, a gated community of Mediterranean rowhomes that range from $400,000 to $500,000.

Commute on Interstate 5
Interstate 5 runs down the neighborhood's west side. Locals could take the 5 165 miles south to Sacramento, but most work around Downtown Redding. It's a 7-mile drive to downtown, which has two hospitals and recently developed businesses on Market Street. Hilltop, the city's main industrial area, is also 7 miles south. Redding Regional Airport, less than 15 miles south, offers flights to major West Coast cities, such as San Francisco, Los Angeles, Burbank and Seattle.
Wildfires and high summer temperatures
Summer is prime fire season in Redding, due to the dry climate and temperatures averaging around 100 F in July and August. Small brush fires are common in the surrounding hills, but when not contained, they can grow into large wildfires. The 2018 Carr Fire was the most recent devastating fire, burning many homes in west Redding and Shasta County. Even though Gold Hills is a few miles east of the damaged area, the city encourages all residents to take steps to mitigate the spread of fires. This starts with creating a defensible space by removing flammable brush and materials from the perimeter of homes and communities. It's also crucial to have a planned evacuation route in the event of a fire.
