Suburban and rural homes near Redding Regional Airport
Goodwater is where southeast Redding transitions from uniform suburban communities to rural homes on acres of red dirt. The transition point is Goodwater Avenue, which runs down the middle of the neighborhood, with suburbs to the west and open space to the east. Realtor Dennis Morgan with Banner Real Estate says the proximity of these two settings gives more manageable options to those looking for space. "I've had people come up here from Southern California looking for a ton of acreage, but when they think about taking care of all of that land, a suburban home with half an acre in this part of town sounds much nicer," says Morgan, who's lived in Redding since the 1970s. This means that residents who want to live in the neighborhood's more rural half still have the benefits of suburbia, like nearby shopping and park space. By Redding's small city standards, the neighborhood is out of the way of Downtown Redding, 7 miles to be exact. However, the 4-mile drive to Redding Regional Airport is one of the closest in the city.
Manicured suburbs and homes with acreage
Most of the neighborhood's homes are in the suburbs west of Goodwater Avenue. The streets have a typical suburban layout of cul-de-sacs extending from winding main drives. Roundabouts slow down car traffic and make it comfortable to traverse the sidewalk-lined streets. Morgan says, "People love these suburbs because of the big mature trees and well-done landscaping." Manicured, midsize grassy lawns frame the facades of New Traditional and Mediterranean-inspired homes, and large conifers give privacy to backyard pools. These three-to-four-bedroom homes were developed in the 2000s and range from $500,000 to $800,000. Homes to the east of Goodwater Avenue tend to be older and smaller but offer more outdoor space. Three-bedroom ranch-style homes sit on up to a couple of acres of red dirt soil, secluded from the road by hearty oak trees. These range from $300,000 to $500,000, based on lot size.

Pacheco Union Elementary School District
Goodwater is part of the Pacheco Union Elementary School District, which is graded a B-minus overall by Niche. Kids start at B-rated Prairie Elementary for kindergarten through third grade. They continue at the B-minus-rated Pacheco School for fourth through eighth grade. Both schools are about 6 miles south of the neighborhood. Students finish at Anderson Union High School, graded a B, about 8 miles south. Anderson students can earn college credit in dual enrollment courses with Shasta College, like agricultural mechanics and animal sciences. Anderson is part of the Anderson Union High School District, graded a B overall.

Walking trails at Clover Creek Preserve
Clover Creek Preserve is a 128-acre natural space on the neighborhood's north end. The preserve's dirt trails take walkers through pastures of golden native grasses and around the 7-acre pond that feeds into the Clover Creek Watershed. Folks can rest on a bench underneath shady valley oak trees and read educational signs about the watershed and oak woodlands. Alta Mesa Park at Alta Mesa Elementary offers more organized recreation space less than 2 miles north of many homes. The park has shady picnic space, a playground, and courts for tennis and basketball. It's also home to the East Redding Little League fields, where kids play spring ball.

New Costco 3 miles away
A new Costco and Save Mart opened 3 miles west in the fall of 2023 to expand the area's shopping options. Along with getting groceries at Save Mart, locals can shop at Ross and Petco in the same plaza. Residents can grab a bite at casual spots on Airport Road, about a mile east of neighborhood homes. Raliberto's Taco Shop serves authentic Mexican street food inside a gas station at the intersection of Airport Road and Rancho Road. Smokin' Joe's is a local barbeque spot that's known for their California tri-tip. They've got a couple of locations in Redding, including Airport Road. Folks grab a seat at the counter of Jose's Family Diner to have their breakfast cooked right in front of them. The husband-and-wife team that runs this establishment has put their unique touch on the space by covering every inch with knick-knacks, string lights and memorabilia.

Seven miles to Downtown Redding
Sacramento is the closest major city to Redding, 160 miles south on Interstate 5. Because of this, most locals work in Hilltop or across the river in Downtown Redding. Hilltop, the city's main industrial area, is a 3-mile drive north. Downtown Redding is a 7-mile drive. Residents can get to hospitals and businesses downtown by driving north on Shasta View Drive and the following state Route 44 west across the river. Driving is the neighborhood's main form of transportation because city buses don't reach this far southeast corner of Redding. The location is convenient for flying, as the 4-mile drive to Redding Regional Airport is one of the closest in the city. Redding Regional flies to major West Coast cities like Los Angeles, San Francisco and Seattle.

History of wildfires in Redding
Redding's high summer temperatures can spark brush fires in the hills around the city. These can become large wildfires, like the 2018 Carr Fire, one of the largest fires in California's history. In its wrath, it burned many homes in northwest Redding. Goodwater is a few miles removed from the damaged area, but the fire was still close enough to pose a threat. Residents are encouraged to mitigate the spread of wildfires by removing combustible brush and materials from the perimeter of their homes. It's just as important to have an established evacuation plan in preparation for an encroaching fire.
