Residential and industrial space 4 miles from Downtown Redding
Many Redding locals know Mountain Lakes as the industrial area 4 miles north of downtown, but it's rarely recognized for its residential south side. Developments of manufactured and single-family homes sit just below the the streets of industrial businesses. “Because it’s a primarily industrial area, the home prices haven’t risen much. Plus, they’re on the smaller side,” says Realtor Dennis Morgan with Banner Real Estate, who’s lived in Redding since the 1970s. These communities may not be immediately surrounded by natural space or shopping and dining, but all that is a few miles away on Market Street, running along the east side of the neighborhood. This includes the 4-mile drive to employers and restaurants downtown and a 3-mile drive to Caldwell Park, the city’s largest recreation space.
Communities of manufactured and single-family homes
Large communities of manufactured homes occupy most of the neighborhood’s residential space. “Yes, they’re manufactured homes, but they’re more developments than rental parks,” says Morgan. “People who buy them actually own their lot, so it feels more established.” Mt. Vista and Los Robles Estates are the main manufactured home communities. Both have suburban layouts with cul-de-sacs branching off winding main drives. Los Robles is smaller and has a community clubhouse and pool. Homes sit close together on small lots, ranging from $100,000 to $150,000. Mt. Vista’s homes sit on slightly more spacious lots with enough room for some landscaping and small trees. These one-to-three-bedroom homes range from $100,000 to $250,000. The Blossom Vista subdivision has single-family options on the neighborhood’s west side. Its two- and three-bedroom ranch-style homes range from $300,000 to $350,000.

Gateway Unified School District
The neighborhood is part of the Gateway Unified School District, which is rated a B-minus overall by Niche. Students go to the C-plus-graded Shasta Lake School for kindergarten through eighth grade. They finish their education at Central Valley High, graded a B-plus. Central Valley promotes a “college-going culture” that holds students to high college and career readiness expectations. This involves frequent assessment and feedback from teachers to make sure students are on track to meet their goals.

Lake Boulevard Plaza is just 2 miles south of the neighborhood. Here, folks can get groceries at Raley’s and basic goods at Dollar Tree. The plaza also has restaurants like Kampai Sushi, which specializes in colorful hand rolls, sashimi and Japanese bento boxes. Raliberto’s Taco Shop offers authentic Mexican street food with casual counter service, and Doughboy Donuts is a local favorite for breakfast treats. Mt. Shasta Mall has an extensive list of retail shopping 4 miles south. This is Redding’s largest shopping center. It has dozens of outlets and large retailers like Target, Walmart, Trader Joe’s and Macy’s.

Caldwell Park 3 miles away
Industrial space takes up much of the neighborhood, so residents drive 3 miles south to Caldwell Park for outdoor recreation. Caldwell is the city’s largest park, with acres of shady green space, athletic fields, a skate park, a playground and swimming pools for adults and kids. Its riverfront location gives access to the Sacramento River Trail, which leads hikers for miles along the river. Lema Ranch has even more hiking 5 miles away. This formerly working ranch is now a 200-acre nature preserve with over 4 miles of dirt, gravel and paved trails that lead through fields of golden native grasses and manzanita shrubs.
Four-mile commute to downtown Redding
The neighborhood's industrial space includes local businesses like Moseley Family Cellars, offices for the California Conservation Corps and general factories. "The businesses here are noticeable, but they're not super busy because its not central in the city," says Morgan. These businesses employ some locals, but most are commuting to downtown Redding or Hilltop. Downtown Redding’s two large hospitals and growing commercial scene are 4 miles south on Market Street. Commuters can catch the bus downtown on Redwood Boulevard. Residents may also work in Hilltop, the city’s industrial hub, 5 miles south on Interstate 5. They can also take I-5 165 miles south to Sacramento, the closest major city. Redding Regional Airport is just over 10 miles away. It flies to West Coast cities like San Francisco, Los Angeles and Seattle.
Prepare for high temperatures and wildfires
Redding locals can usually stick to the indoors in July and August because temperatures can average around 100 degrees. With these high temperatures, summer is also fire season. Small brush fires are common in the hills around the city, but in drastic cases, they can become large wildfires like the 2018 Carr Fire. This fire burned over 200,000 acres of Shasta County, including many homes in west Redding, just a few miles from Mountain Lakes. To prevent the spread of fires, the city encourages residents to create a defensible space around their homes by removing flammable brush and debris. It’s crucial to establish an evacuation plan before a fire is too close.
