Suburbs with access to riverfront trails
As the name suggests, North Hilltop's suburban communities sit on the north side of the Sacramento River, overlooking Downtown Redding. "The biggest thing about living here is being right near the river trails and being able to walk to all the activity around Turtle Bay," says Realtor Ben Sprague with Greater Life Realty, who was born and raised in Redding. Residents can walk from their homes to trailheads on the neighborhood's south end. These lead down the hill through Turtle Bay Exploration Park, an extensive nature preserve with acres of natural space on both sides of the river. The neighborhood isn't all outdoor space. Mt. Shasta Mall, the city's largest shopping center, is about 2 miles south on Hilltop Road. It's also a 3-mile drive to Hilltop, one of the city's employment hubs.
Spaced out suburbs
Suburban communities of single-family homes branch off Peppertree Lane as it winds north into the neighborhood. "These are nice, quiet communities, and it's really easy to access outdoor activity and get outside with the family," says Sprague. Many streets and cul-de-sacs in these communities back up to natural spaces with dirt and paved walking trails connecting communities to recreation spaces. Homes sit on midsize lots with driveways, small grassy front lawns and a bit more fenced-in backyard space. Many larger homes have spacious back patios and pools for cooling off in the summer heat. In these suburbs, ranch-style homes, New Traditional designs and larger Mediterranean-inspired homes range from $350,000 to $600,000.

A-rated Shasta High School
The neighborhood is part of the Redding Elementary School District, which is rated a B-plus overall by Niche. Kids begin at the Turtle Bay School and continue at Sequoia Middle, both of which are graded a B. Students round out their education at Shasta High, which earns an A-rating. Shasta fans fill the school's home stands in late October for River Bowl, their cross-river rivalry game against Enterprise High. The rivalry celebrated its 30th anniversary in 2022. Shasta High is part of the Shasta Union High School District, which is rated an A by Niche.
Start hikes at the Hilltop Trailhead
The Hilltop trailhead is less than a mile from most neighborhood homes. It takes hikers about a mile down the hill through part of Turtle Bay Exploration Park. Turtle Bay is a large nature preserve with acres of natural space on both sides of the river. The trail leads down to the Sacramento River Trail. Hikers can either follow the Sacramento River Trail for miles along the river or cross over the Sundial Bridge, a walking bridge that resembles a giant sundial. It leads to the main side of Turtle Bay, which has almost 10 miles of walking paths through densely wooded riverfront space.

Watch Fourth of July fireworks from the hill
North Hilltop's overlooking view of Turtle Bay Exploration Park allows residents to watch the city's Fourth of July fireworks show from their yards. The city launches the fireworks from the Sundial Bridge. Folks can gather on the Hilltop Trail for an even closer look.
Three-mile commute to Hilltop
Most residents work in Hilltop, the city's hub of commercial and industrial businesses. It's 3 miles south on Hilltop Drive or Interstate 5, which runs down the neighborhood's east side. Many also commute to Downtown Redding, 4 miles across the river. Downtown has two large hospitals and a growing commercial scene around Market Street. If they don't want to drive, commuters can catch the bus to Hilltop or Downtown at multiple stops on Hilltop Drive. Sacramento is the closest major city, about 165 miles south on I-5. Redding Regional, 10 miles south, flies to major West Coast cities like Los Angeles, San Francisco, Burbank and Seattle.
A few miles from the 2018 Carr Fire
North Hilltop was just a few miles from the flames of the 2018 Carr Fire, which burned many homes in west Redding. In total, the fire covered over 200,000 acres of Shasta County and Trinity County. Fires this large aren't an everyday occurrence, but small brush fires fueled by high summer temperatures are common in the dry hills around the city. The city encourages residents to prevent the spread of wildfires by removing dry brush and combustible materials from the perimeter of homes to create a defensible space. It's even more critical to have an established evacuation plan before a fire gets too close.
