Newer suburbs 4 miles from Downtown Redding
North Shasta View's collection of suburban communities sit on Redding's east side, 3 miles from Hilltop. "People that choose this section of town want to be near Hilltop because of all the shopping and commercial activity," says Kori Cadorin, broker associate with Young & Company Real Estate, who's been selling in the area since 2006. Hilltop is the city's industrial center, with a concentration of businesses along Interstate 5. Many residents work in Hilltop, but Downtown Redding's growing commercial scene across the Sacramento River also presents many job opportunities. So, employment aside, why do people choose North Shasta View? Cadorin says, "What ultimately differentiates this neighborhood is that everything is newer over here, whereas the neighborhoods around downtown have mostly older homes." Plus, Mt. Shasta Mall – the city’s largest shopping center – is just 2 miles away.
Established suburbs and newer developments
The neighborhood's subdivisions branch off Shasta View Drive, which cuts north to south through the middle of North Shasta View. Ravenwood is the largest and most well-established community. Sidewalks along its wide streets and secluded cul-de-sacs allow residents to comfortably walk throughout the community, and homes have driveways and midsize grassy lawns shaded by large oaks. Many even have enough backyard space for a pool. Ranch-style and New Traditional homes are consistent throughout the community, ranging from $350,000 to $500,000. Across Shasta View Drive, Candlewood Estates and Oak Mesa have similar layouts to Ravenwood. Homes in these communities are also similar in size and price but bear Mediterranean-inspired tile roofs and stucco exteriors. Newer developments present the lowest and highest prices in the neighborhood. These include a new community of Mediterranean rowhomes on the south end, ranging from $300,000 to $400,000. Fleur Du Lac is a small community with a couple of cul-de-sacs just south of Candlewood. It has the highest prices in the neighborhood. The community's new Mediterranean Revivals range from $500,000 to $700,000 for those with pond views at the end of the road.
Foothill High School gets an A-minus
The neighborhood is part of the Columbia Elementary School District, which is rated an overall A-minus by Niche. Kids begin at Columbia Elementary and continue at Mountain Middle, both graded a B-plus. Students finish at Foothill High School, which gets an A-minus grade. Foothill students can use the school's career center to participate in work experience programs and volunteer opportunities with local organizations like Mercy Medical Center and Turtle Bay Exploration Park. Foothill High is part of the Shasta Union High School District, which is rated an A overall.
Mt. Shasta Mall 2 miles away
Mt. Shasta Mall, the city's largest shopping center, is 2 miles west on Old Alturas Road. The main indoor mall has many fashion outlets, retailers like Ulta Beauty and department stores like Macy's. The plaza around the mall has everything from Target and Walmart for necessary shopping, and WinCo Foods for basic groceries, to Trader Joe's and Sprouts for specialty goods. The center has fast-food chains, like In-N-Out Burger, and local spots like Taqueria Dos Amigos for authentic Mexican fare. Roots Juice Bar is another local favorite for refreshing smoothies and acai bowls.
Nature trails at Lema Ranch
The Ravenwood subdivision has a small park and playground, but anybody in the neighborhood can walk or drive just over a mile north to Lema Ranch. This 200-acre nature preserve is owned and maintained by the McConnell Foundation, a local organization that invests in education, preservation and development projects around Redding. Lema Ranch has 4 miles of dirt, gravel and paved walking trails. They traverse around large ponds and through pastures of golden native grasses studded with valley oaks, manzanita shrubs and western white pines. Little leaguers play at Big League Dreams, about a mile east of the neighborhood. This premier youth softball and baseball facility has multiple fields with grandstands and a spacious concourse that can handle tournament crowds.
Work in Hilltop or Downtown Redding
Redding far from any major city, so most locals work in Hilltop or Downtown Redding. "Healthcare is a big industry here, but honestly, people do a mix of things," says Cadorin. "Teaching is big because we've got great schools and a couple of small colleges, and there are all sorts of businesses in Hilltop and downtown." Hilltop is the city's industrial center, 3 miles west of the neighborhood. Downtown Redding is 4 miles across the river on state Route 44. Downtown has two large hospitals and an influx of new businesses on the recently developed Market Street. Folks can catch the bus to Hilltop or downtown at multiple stops on Shasta View Drive. The city's Department of Public Works is also less than a mile from many homes for local government workers. Commuters or people going on a weekend trip can drive 165 miles south on Interstate 5 to Sacramento. Redding Regional Airport, 7 miles south, offers flights to San Francisco, Los Angeles, Seattle and Burbank.
Beating the heat and wildfires
Temperatures in Redding can average around 100 F in July and August. During these sweltering months, locals often keep indoors and enjoy the air conditioning in Mt. Shasta Mall. High temperatures can also fuel small brush fires in the dry foothills around Redding. In drastic cases, they can become large wildfires, like the 2018 Carr Fire, which burned many homes in west Redding. North Shasta View is on the opposite side of the city, but all residents are encouraged to take measures to prevent the growth of fires. One of the first steps is to create a defensible space by removing combustible vegetation and materials from the perimeter of homes and communities. It's also important to have an evacuation plan established before a fire gets too close.
