Lower prices near Redding City Hall and riverfront activity
Parkview may not be in the dead center of Redding, but Realtor Hans Monvik with RE/MAX of Redding says it feels like a central location. "It's close enough to downtown, which has a lot to do, and you've got city hall right there and hospitals in each direction for work," he says. Monvik has been selling in Redding since the 1990s. The neighborhood's prices are some of the lowest in Redding because the homes tend to be smaller. Two of Redding's main sources of recreation run along either side of the neighborhood: the Sacramento River on the east and Market Street on the west. Downtown is a couple of miles north on Market Street, but work is often right in the neighborhood. Residents work at Redding City Hall on the neighborhood's north end or at Shasta Regional Medical Center or Mercy Medical Center. There are also industrial businesses on the neighborhood's east side, along Market Street, which contrast the tree-lined residential streets.
Cottages and ranch-style homes near the river
East of Lanning Avenue, the neighborhood is entirely residential. Between Lanning and Leland Avenue, there are a few blocks of homes and apartments that have more of a city look with little greenery. The streets between Leland and the Sacramento River have a suburban atmosphere, with hearty oaks shading the streets and filling in the grassy spaces between small cottages and ranch-style homes. "A lot of these homes are no more than two bedrooms, and they're older, so the prices haven't risen much," Monvik says, "People in nearby areas are taking advantage of the prices and buying homes to fix them up." One-to-two-bedroom cottages from the 1940s and 1950s can cost $150,000 to $250,000. Three-to-four-bedroom ranch-style homes range from almost $300,000 to just over $400,000. Homes on larger lots capitalizing on the neighborhood's river views reach $600,0000 to $700,000.

Community parks and riverfront spaces
In the neighborhood's north side, South City Park has 18 acres of outdoor space, with tennis, basketball and pickleball courts, as well as softball and baseball diamonds for spring little league. Folks walk to the Redding Library, next to South City Park, for relaxing indoor activities. The Sculpture Park outside of Redding City Hall displays wood and metal installations throughout a garden with paved walking paths. Parkview Riverfront Park is a short walk down Parkview Avenue, where walking paths wind through tree-shaded green space on the Sacramento River. Dog owners on the neighborhood's west side play fetch with their four-legged friends at The Green, a manicured grassy lawn space on Lanning Avenue.

Close to Juniper Elementary
For elementary and middle school, students can attend the Redding Elementary School District, which is rated an overall B-plus by Niche. Kids start at Juniper Elementary, on the neighborhood's south end, graded a B-minus. They continue at B-rated Sequoia Middle School. The neighborhood is also a part of the Shasta Union High School District, which gets an overall A from Niche. Students attend Shasta High, rated an impressive A by Niche. Many students are drawn to Shasta's STEM programs and its campus's naturally beautiful setting on the banks of the Sacramento River. Locals go to Shasta's stadium to take in the mountain view from the home stands while cheering on the Wolves.
Restaurants on Market Street
Restaurants and watering holes are a short walk from many homes on Market Street. Rose Garden has bright and spicy Thai dishes, while Sweetie's Café serves traditional American breakfast fare with old-school diner décor to match. Their homemade barbeque is another draw. Residents go to Hermanos for authentic Mexican cuisine and grab a drink next door at The Tropics. When it's time to shop, Safeway is the nearby grocery spot on Cypress Avenue. Mt. Shasta Mall is the city's main retail center, three miles away. There are retail clothing stores inside the mall, large retailers in the plaza like Target and Home Depot and specialty stores like Trader Joe's and Sprouts Farmers Market.

Farmers Market at City Hall
The Redding Farmers Market sets up at a different location in the city each day of the week, but on Saturdays, Parkview Residents have a short walk to its location at Redding City Hall in the north end of the neighborhood.
Commute to two large hospitals
The closest major city, Sacramento, is 163 miles south on Interstate 5, so most locals work in and around Downtown Redding. Healthcare workers drive about 2 miles up East Street to Shasta Regional Medical Center. Mercy Medical Center is an even larger hospital 2 miles west of the neighborhood. Commuters can also catch the city bus at stops on Parkview Avenue or Market Street. Locals can avoid the long drive to major West Coast cities by flying out of Redding Regional Airport, 10 miles away. Redding Regional flies to cities like Los Angeles, San Francisco and Seattle.
Prepping for wildfires
Brush fires are common in the mountains surrounding Redding. In the worst case, they can become large wildfires. Parkview is close to the city center, so it's less likely to be damaged by a fire. Still, residents are encouraged to prepare for and mitigate the spread of wildfires by removing combustible brush from the perimeter of homes and having a designated evacuation route in the event of a fire.
