Compact East Redding suburb near sports park and Sacramento River
Stretching eastward from Redding’s Churn Creek corridor for only a mile or so, Reservoir is a compact community comprised of mobile, midcentury ranch and multifamily subdivisions. Most homes are circa 1940s and 1950s, with a few 1990s builds. Reservoir's main draw is its centralized location. "One good thing about living right by Churn Creek Road," says Ron Marin, Realtor with Coldwell Banker who's been selling in the area since 2010, "is that it parallels Interstate 5, which divides Redding in half. So, from this southeast quadrant, you can hop on I-5 and head all the way north to Washington or south to San Diego." From central Reservoir, a 90-acre park is within a 2-mile drive south, and Shasta Regional Medical is less than 4 miles west in Downtown Redding.

"There's a lot of outdoor options," says Marin, "but in Reservoir, everyone most often goes to Kids’ Kingdom." Kids’ Kingdom combines a colorful playground and small Fantasy Fountain splash park within the 90-acre Enterprise Park, less than ten minutes away. In Enterprise Park, youth sports leagues practice and play on soccer fields, runners and walkers enjoy a nearly 2-mile loop trail and local growers participate in its People of Progress community garden. There's also a disc golf park and several pickleball courts. Or, if locals are willing to drive a little farther afield, there are plenty of other recreation spots. "In minutes you can visit Turtle Bay Exploration Park and the Sacramento River Trail," adds Marin. "Or, you can drive an hour north to the biggie here: Mount Shasta. It's a dormant volcano and a staple icon in our landscape." At Turtle Bay, kids love the animal exhibits, fountains and playgrounds. Modest single-family midcentury and mobile homes, some 1990s builds
"There's no rural property in Reservoir," explains Marin. "It's all smaller homes averaging around 1,300 square feet that are sort of all stacked in together, along with apartments. So, it's more of an entry-level neighborhood." In Reservoir, newcomers can find single-family homes ranging from $270,000 to $360,000. Mobile homes in Starlite Mobile Estates range from $26,000 to $42,000. Mature cypress and oak trees grow tall on many streets, and slightly weather- and time-worn asphalt streets are edged with sloping curbs.

B-grade Enterprise Elementary District public schools
Public schools are within the Enterprise Elementary School District, given a Niche B-minus. Students start at Shasta Meadows Elementary and move on to Parsons Junior High — which also both earn a B-minus. Older students head to Enterprise High, known for a strong basketball program that has earned its way into championship playoffs in 2020, 2021 and 2022, and earning a B-plus grade.

Casual dining in the neighborhood, fancier options at the mall and riverside
Locals leave the residential core of Reservoir for laid-back dining options along Hartnell Avenue, running east-west as the community's southern edge. Tye Dye Café is a favorite on Hartnell for breakfast French toast or lunch specials. Shasta Pizza is takeout only, making it a go-to for picking up dinner on the way home. Locals drive 3 miles north on Churn Creek Road, which is Reservoir's western border, to shop and dine at Mount Shasta Mall. "For a more high-end date-night spot on the west side of Interstate 5," adds Marin, "The View 202 has a beautiful deck overlooking the river. Then, back on the east side, you have Cattleman's, which is a quality family steakhouse." C.R. Gibbs at the Best Western on Hilltop Drive, just a mile northeast of central Reservoir, has an upscale menu of steak, seafood and brick oven pizzas, plus an inviting firepit patio.
Groceries and essentials are convenient at Safeway and CVS in Cypress Pointe Shopping Mall, just across Cypress Avenue on the north edge of Reservoir. A new Holiday Marketplace expansion project began in late 2023 at Hartnell Avenue and Shasta View Drive, less than a half-mile east of Reservoir. On buildout, it will include a 30,000-square-foot Holiday grocery store, car wash, gas station and Starbucks. For those who favor Starbucks, there's also one on Cypress Avenue, in neighboring Enterprise and at Mount Shasta Mall.

Easy Interstate 5 access and public transit option
"None of the roadways in Redding are congested," says Marin, "it's a beautiful thing how you can just drive wherever you need to go easily." For those who need public transit, the Redding Area Bus Authority has bus stops on Churn Creek Road, and along Victor, Hartnell and Cypress avenues. Situated between Interstate 5 and Route 44, residents have quick access to the rest of Redding and beyond. The Redding Regional Airport is about a 7-mile, 11-minute drive southeast.
If you need to fly, the Redding Regional Airport is very close to Reservoir.
RABA is the local busing system ready to transport you to and from Reservoir.

Holiday fun from fireworks to garden lights
Reservoir residents can participate in various Redding events nearby, including the Fourth of July Freedom Festival's annual fireworks show at the Redding Civic Auditorium and Turtle Bay Exploration Park's annual Redding Garden of Lights from November through January.
