Upscale subdivisions and custom-builds close to university
Home to professors, grad students and neighbors who love the area’s peaceful residential subdivisions, Simpson University Region is best known for its namesake university a mile north of the 200-acre Lema Ranch. “The area is super welcoming, and our university is really involved with the community,” says Carlos Martinez, a student worker at Simpson University. “We have professors who bike to class and people who longboard here because heat isn’t really an issue during the school year months.” Undeveloped land surrounds the university’s 100-acre campus, and residential streets are edged to the west by a greenbelt, offering plenty of nature views. Homes along the community’s northern edge have direct access to Highway 299 off College View Drive, making it a cinch to connect to Interstate 5 — Redding’s primary central corridor.
Single-family homes from the $300s through $1 million
Residential development is concentrated closest to the university within several subdivisions, including Sunridge Estates, College Highlands and Alder Creek. Streetscapes are backed on the west and east by undeveloped land, offering picturesque views. At the heart of these subdivisions, residents stroll around two ponds. In subdivisions to the north near Highway 299, siding homes built in the late 1980s are priced between $300,000 and $400,000. On streets named Harvard, Princeton and Simpson, sprawling modern stucco homes with resort-style pools built in the late 1990s range from $600,000 to $800,000. In the farthest southern reaches of Simpson University Region, homes custom-built on multi-acre lots in the 2000s fetch from $600,000 to more than a million. “There’s a feeling of community and connection here, where kids play outside, and everyone knows each other,” says Martinez. “People get together for driveway fireworks and barbecues, but also know to respect each other’s space, so overall, it feels really peaceful.”

Simpson University-centric, and A-grade public school district
Proximity to the private, faith-based Simpson University is a draw to living here. “We offer a diverse range of bachelor’s degrees, including Biblical studies, biology, engineering, music, nursing and outdoor adventure recreation,” says Martinez. “We also have graduate programs to earn a master’s in business administration, education, divinity and ministry leadership.” In the spring of 2024, Simpson University broke ground on a 15,000-square-foot business, technology and engineering building featuring labs, shops and a veterans training center. Public schools are within the A-grade Shasta Union High School District and the Columbia Elementary School District, given an A-minus on Niche. Kids start at Columbia School through fourth grade and head to Mountain View Middle, both graded a B-plus. High schoolers advance to Foothill High, which earns an A-minus and offers volunteer and job opportunities through its in-house Career Center. Redding School of the Arts within the community provides a charter option by application for kindergarten through 12th grade.
Columbia Elementary School is home of the Lions.
Mountain View Middle School has an overall B+ grade from Niche.

Recreation spaces in Lema Ranch and along Sacramento River
Residents recreate outdoors a mile or so south of Simpson University in Lema Ranch. “People go to Lema Ranch to hike trails, picnic or just throw the football around,” Martinez says. “You can walk into it right from neighborhood streets or drive into the parking lot.” It’s also only about a 6-mile, 10-minute drive to the 700-foot glass-decked Sundial Bridge, surrounded by parks and trails along the Sacramento River. Locals can drop in rafts at the public landing in Caldwell Park.

Campus coffee shop and The Caf, plus downtown dining
On the university campus, Bean Scene coffee shop is open to the public year-round, with daytime-only during the summer months and holiday breaks. “Students go there a lot during the school year, or if they live on campus during the summer,” says Martinez, “but residents living in the surrounding community also come to have coffee with students or connect with faculty or just to meet friends.” The Caf restaurant is also on campus grounds, open year-round to the public and is well-known for its fabulous Sunday brunch. Because Downtown Redding is a roughly 7-mile, 12-minute trip away, locals will often head downtown to dine out on Pine and Market streets. “It’s fun to go to Maxwell’s for pizza and then walk over to Taste & See Creamery for dessert,” adds Martinez. Imaginative flavors at Taste & See include blueberry goat cheesecake, Nutella bonfire s’mores and balsamic roasted strawberry. Mt. Shasta Mall, just a 3-mile, 8-minute trip south, is filled with brand-name stores and surrounded by several grocery options such as WinCo Foods and Trader Joe’s.
Taste and See Creamery is a local favorite for ice cream.

Seasonal high heat
The neighborhood is ranked by the climate risk data foundation First Street at an 8 out of 10 for severe heat factor. High heat can contribute to fire risk, so obtaining the required insurance coverage is essential.
The West side of Simpson University Region is where you will find the largest and most isolated.

Quick trip to Interstate 5
The community’s northern edge is Highway 299, putting Interstate 5 and the rest of Redding within easy reach. Highway 44, just south of the area, heads directly into Downtown Redding. Redding Area Bus Authority stops are found along Shasta View Drive offering public transit from the university to the Redding Regional Airport 10 miles south.
University outreach events and holiday lights
“We do a lot of community outreach here,” says Martinez, “from trash pickups at Sundial Bridge and along freeways to our annual Night of Champions Fellowship of Christian of Athletes event every April for aspiring middle school and high school athletes.” Locals also drive 5 miles southwest to annual events on the Sacramento River, from the Redding Rodeo in May to the Redding Garden of Lights from November through January.
