Tierra Oaks is an exclusive gated community in northeast Redding centered around the Tierra Oaks Golf Club. Entrance gates are code-accessible for homeowners and authorized guests only, and 24/7 video surveillance lends an overall sense of privacy. The neighborhood’s array of grand custom homes, absence of through traffic and thick stands of oak trees create a destination ambiance. “It’s a nice short commute into Downtown Redding, but it’s sort of off on its own, so it’s very peaceful and serene," says Mike Gray, assistant general manager for the Tierra Oaks Golf Club.

Upscale custom builds throughout the community sit on large, forested lots. Pricing for sprawling homes on fairways with elegant pools and outdoor entertaining areas varies from $1.1 million to $1.3 million. Available lots for custom builds range from $38,000 for a half-acre on central Alicia Parkway to $175,000 for three-quarters of an acre on the golf course. “Each lot is privately owned, and owners hire their contractors individually, subject to architectural approval by the committee first,” says Monica Gale, certified community association manager for the Hignell Companies, which manages Tierra Oaks’ HOA. “There isn’t just one architectural style required or desired. Rather, the goal is to create a harmonious architectural approach compatible with the land.” Driveway entries are often sport sophisticated stacked-stone pillars. “The HOA does have certain restrictions to uphold the appeal,” adds Gray, “like always having side-facing garages. It’s one small detail, but it really makes a difference because even the most perfectly organized garage isn’t great to look at. And yet, no house is similar. So, when you drive in the neighborhood, it’s fun to see how each house is unique.” Homes are expansive, with extras such as park-like backyards, three-car garages and oversized patios. “The governing docs provide for a minimum of 2,400 square feet,” says Gale. “And many homes are over 3,500 square feet.”

Golf at home, walk to Shasta Lake Dog Park, play at Oasis Fun Center
The community centerpiece is the Tierra Oaks Golf Club. “You don’t have to live in Tierra Oaks to play here. We’re not a private course,” says Gray. “We’re a public course offering membership options. And the course layout isn’t basic at all. It weaves in and out of the landscape with some challenging holes, making it more interesting. You’ll also see a lot of wildlife out here.” Public and guest play rates for nine or 18 holes vary depending on the day and time. The rolling, landscaped grounds and clubhouse with floor-to-ceiling windows are also available as a rental venue for weddings, showers and corporate events. There’s also a playground and a brand-new sports court at Tierra Oaks, which includes tennis, pickleball, basketball, and shuffleboard.
From the heart of Tierra Oaks, locals also walk the paved 1.5-mile Moody Creek Drive to a playground and picnic lawn at Akard Park just east of the neighborhood. Akard sits right next to the fenced Shasta Lake Dog Park, where a walking loop offers stone benches for relaxing. Oasis Fun Center is just 5 miles south of The Tierra Oaks Golf Club, attracting mini-golfers, laser tag parties, go-kart enthusiasts and arcade gamers.

The casual Lillie’s Restaurant and Bar at the Golf Club is open to the public, offering breakfast and lunch daily, including a popular weekend brunch.
