Tucked along Sacramento River between two major roadways in central Redding
Between the Sacramento River and a sizable industrial center along Highway 273, Wyndham is a mix of quietude and convenience. "Parts of Wyndham are older, but there are some pockets where you see some real pride of ownership," says Ron Marin, Realtor with Coldwell Banker, who's been selling in the area since 2010. "And as you get closer to the river, prices start to go up. It's sort of an oddity area that may not be as sought-after as other Redding neighborhoods because you have to pass through commercial properties to get to the residential area." Residents connect directly to Highway 273, known as South Market Street, from the neighborhood's central Wyndham Lane to reach entertainment in Downtown Redding just 2 miles north. For farther commutes, Interstate 5 is just east across the river. It's also an easy 5-mile drive to one of Redding's premier private golf clubs.

Mix of modest 1960s, modern new construction and custom estate-size homes
Homes not directly along the river are a mix of brick and siding ranch styles, mostly built between the 1960s and 1980s and priced between $350,000 and $450,000. Large custom estates with unique Mediterranean or modern geometric designs along the riverbank range from $1 million to more than $2 million. A few have private docks. The new Rio subdivision underway in Wyndham, with buildable lots still available, offers contemporary D.R. Horton homes ranging from $420,000 to $460,000. "I call it a sort of hit-or-miss neighborhood because even though new homes are going in, it's still an older neighborhood, with a commercial area that was there long before houses came along," Marin says. "But you do have some really nice homes on the water."

Explore Turtle Bay, golf at nearby private club
Living along the Sacramento River, there are always places to play. The 300-acre Turtle Bay Exploration Park is a favorite weekend destination 3 miles north of the neighborhood. Residents can tour history, forestry and horticulture exhibits at the 17,000-square-foot indoor museum or wander outdoors through the McConnell Arboretum and Botanical Gardens. The spectacular glass pedestrian Sundial Bridge connects the park's north and south campuses. Golfers can join the private Riverview Country Club 5 miles south to golf and dine.

Walkable Juniper in the community, A-grade Shasta High
For kindergarten through eighth grade, public school kids can walk to Juniper School in the neighborhood, which gets a B-minus on Niche. Older students go to the A-grade Shasta High, within the A-grade Shasta High School District. Niche ranks Shasta High the No. 2 Best School for STEM in the Redding area.

In the industrial center at Wyndham's western edge, craft brew devotees sample new local beer and cider coupled with food trucks and games at Fall River Brewery. Less than a mile north of Fall Line, Sweetie's is a relaxed spot to dig into homestyle barbecue. Safeway is the grocery go-to, just a mile north of Sweetie's. Downtown, date night options include romantic Italian dining at Nello's Place or a show at Cascade Theater. A Redding icon since the 1930s, Cascade hosts World Company Ballet performances, major musical acts, and film festivals.

Most drive cars, but bus stops are available
Most residents drive because congestion isn't an issue on West Redding roadways. For those using public transit, Redding Area Bus Authority stops are available along main routes, including Ellis and South Market streets and Cypress Avenue.

Anglers can drive 9 miles west to Clover Creek Preserve in May to participate in the Lower Sacramento River Fly Fishing Tournament, which benefits Cast Hope, a nonprofit that makes the great outdoors accessible for kids. The tourney involves two days of guided fishing, catered dinners and awards.
