As one of the largest employment hubs of the Puget Sound region, Overlake blends a corporate core with some retail and quiet residential areas. It's just south of Downtown Redmond and east of Lake Sammamish. "The biggest call out is the most recent multibillion-dollar campus refresh of Microsoft," says Chris Tolstoy, who, along with his wife Apryl, is a real estate broker with Keller Williams Eastside. The Microsoft campus includes numerous amenities, most only accessible to employees, who number about 47,000. Among the completed upgrades open to the public are green spaces and running and walking trails.

Commuting, bikes, jobs at Nintendo and Meta
As far as commuting to the Microsoft Headquarters, proximity is one of the main perks of living in Overlake. "Potentially, if they are in a townhome or very small condo complex, they'd be in walking distance, but there's ample parking, so most people drive," Tolstoy says, noting that Microsoft also has its own network for transportation. That system provides shuttles, buses and the Global Commute Service online and via app.
Nintendo of America's headquarters is another draw for Overlake, as it employs nearly 1,300 people. A few miles away in Bel-Red are Meta's Spring District campus, the Overlake Medical Center and facilities for Amazon and Coca-Cola.
There are many public transit options for commuters in Redmond Washington.
Overlake is home to Nintendo and Microsoft amongst other high tech companies in the area.

Bikes, Route 520, Sound Transit light rail
At one point, Redmond was named the Bicycle Capital of the Northwest, and it has its share of bicycle commuters who use numerous bike lanes in the city. A pedestrian and bicycle bridge over state Route 520 opened in 2024 and connects Microsoft to Sound Transit's Redmond Technology Center light rail station. With the East Link Extension, Sound Transit has added eight rail stations from South Bellevue to Redmond. Another light rail station nearby is Overlake Village Station.
For those driving, state Route 520 goes through Overlake, plus there are bus stops along streets like 156th Avenue and 36th Street. Downtown Bellevue is about 6 miles away and approximately 15 miles to Seattle.
Most homes are north of 40th Street
Most of Overlake's residential streets are located north of 40th Street. Views of the Cascade Mountains, cul-de-sac quietude and limited through traffic contribute to the comfortable suburban feel. A few single-family homes sell for under $1 million, but the majority are $1.2 million to $2 million. Price points range from $688,000 to $950,000 for townhouses and condos. Some condos date to the 2000s and are located in the south section of Overlake, close to shops and businesses.

A-rated schools are common in the Overlake area
Public schools in Overlake are split between the Lake Washington and Bellevue school districts. Children may attend John J. Audubon Elementary School and Rose Hill Middle School, which both have A grades from Niche. Lake Washington High School is also an A-rated school, and its upperclassmen can benefit from the Washington Network for Innovative Careers for technical and professional education.
Choice school Jing Mei Elementary, grade A, offers a dual-language Chinese immersion with a lottery system for enrollment. Also enrolling by lottery is magnet school Tesla STEM High School, grade A-plus.

Shopping and Dining
Due to the Microsoft campus filling most of the area, the central section of Overlake lacks restaurants. The closest retail area is to the south, around Bel-Red Road and 20th and 24th streets. Eateries include Dosa House Pure Vegetarian Indian Food, Dough Zone Dumpling House Overlake, Seoul Hot Pot and Daman's Bar and Grill, a gathering place to watch live music. There are plenty of choices for grocery shopping, including Fred Meyer, Trader Joe's, Safeway, Mayuri Foods Grocery & Halal Meat Shop and Asian Family Market.
Tolstoy says shoppers would probably go to Bellevue Square, which is about 5 miles away and has over 200 stores. Also near Downtown Bellevue, with 20 stores, is The Shops at the Bravern, known for upscale shops and dining. A few miles north of Overlake, Redmond Town Center houses over 100 shops and 20 restaurants.

Westside Park, Marymoor, Bellevue Golf Course
Bridle Crest Trail. Westside is close to the Sammamish River, which flows through 640-acre Marymoor Park, where there are trails, a community garden and a dog park that some consider the best in the state. Maymoor also hosts several community events, ranging from Movies at the Park to the Marymoor Live concert series during the summer. Nearby, Idylwood Park is set along the shores of Lake Sammamish and includes a beach and playground. Boating and canoeing are popular.
West of Overlake, Bellevue Golf Course offers daily rates and enrollment in the Premier Golf Club, which gives members access to 11 area courses. The Bellevue City Amateur tournament is one of the Seattle area's most prestigious golf events.
