North Dallas neighborhood residents don’t want to leave
At first glance, Cottonwood Creek looks like a small sliver of Richardson between Canyon Creek and The University of Texas at Dallas, but a closer look shows a community centered around families and laying down roots. Kids race on their bikes while families walk around the area together, waving to their neighbors and saying hello as they pass. "Most people know each other," says Angela Green, a broker with Keller Williams Central Broker who has lived in North Dallas for over 40 years. "The community is priceless; that's why people want to be there." 4th of July parades and other neighborhood functions bring the neighborhood together. Well-kept homes, highly rated schools and the country club catch people's attention initially, but the neighborhood residents make them stay. "It's a community that is hard to explain, but once you live there, you never want to leave," Green says.

Variety of home styles from the 1970s and 80s
Emerald green lawns and towering, bushy trees forming a canopy of shade over the homes fill the streets of Cottonwood Creek. Narrow roadways offer street parking, but it condenses the street and makes it difficult for cars to pass each other. Houses built in the 1970s and 80s come in various shapes and sizes. "That is the beauty of the neighborhood; not all the houses are the same," Green says. Prices typically range from $625,000 for a ranch-style house with a brick exterior to more than a million for a two-story vernacular-style home with a fenced-in backyard. Houses don't hit the market often, with less than ten sold in the last couple of years. "Once people move in, they don't go anywhere," Green says. "Even if they need to expand or downsize, they don't leave the neighborhood."

Focus on the fine arts in Cottonwood Schools
Canyon Creek Elementary School receives an A rating from Niche and ranks as the 19th best public elementary school in the county by Niche. Green says Canyon Creek and other nearby elementary schools are "a big reason why people move to the area." Wilson Middle School earns an A-minus and introduces students to the fine arts with band, theatre, art and choir electives. Vines High School, a B-plus-rated institution, continues the fine arts education, ranked as the 25th best school for the arts in the state. Students looking to continue their education don't have to look far, with the University of Texas at Dallas, across North Floyd Road, offering two and four-year degrees.

Hit the green at Canyon Creek Country Club
Cottonwood Creek locals are often members of the nearby Canyon Creek Country Club. Golf enthusiasts tee up on the 18-hole, 7,000-yard course with manicured greens and fairways. Tennis and pickleball players grab their racquets and compete on one of the 17 tennis courts or ten pickleball courts. Kids swish down the water slide and cool off on a hot summer's day in one of the three pools or the splash pad. The country club also hosts live musicians and cook-offs for members. Crowds of kids race through Canyon Creek Park, exploring the colorful playground equipment and flying down the brown slides. Side-by-side blue water slides fling swimmers into the pool's deep end while sunbathers soak up the hot Texas sun. Soccer and cricket players compete on the vast fields at Point North Park while younger kids climb on the blue and yellow playground equipment. Green says parents "are often coaching if they are on a soccer team."

The intestate usually comes with heavy traffic, typically taking more than 30 minutes. Travels fly worldwide from the DFW International Airport, roughly 25 miles to the west. Methodist Hospital Campus for Continuing Care is the nearest hospital, a little more than a mile south of the area.
