Woodsy, hilly neighborhood at Richmond's northeast end
The Hilltop Green neighborhood, perched above the northeast end of Richmond on the San Pablo Bay, lives up to its name. At its highest elevation, curvy streets surround a central green space, while a network of residential roads wind down the hills to the south and east. Yards and open spaces throughout are thick with greenery and trees. Interstate 80 runs along the neighborhood’s western border, connecting it to central Richmond, Berkeley and Oakland, but most of the neighborhood is set apart from the traffic and noise of the heavily traveled artery. “Hilltop Green is its own community. It’s very secluded, very private, and it’s got a community park right in the middle,” says Realtor Marco Rodriguez of Compass Real Estate, who was named among the Top 100 Agents of the West Region. “It’s not just a cluster of homes, there’s a lot of open space and natural scenery.”

The six-acre Hilltop Green Park at the neighborhood’s center includes playgrounds, pickleball courts, basketball courts and walking trails that take advantage of the views and open green landscapes. Hilltop Green is also home to Rolling Hills Memorial Park, a sprawling burial ground with open lawns and views of the surrounding hills. Across I-80, Hilltop Lake Park is a 36-acre wildlife habitat tucked within a commercial area with a paved trail around the lake. More opportunities for recreation lay on all sides of the neighborhood. Wildcat Canyon Regional Park, under 3 miles south, features trails, playgrounds and picnic areas. Three miles west are the waterfront trails of Point Pinole Regional Shoreline on the San Pablo Bay. Hiking, birdwatching and biking are available in the Sobrante Ridge Regional Preserve 7 miles to the east.

Distinct property styles in upper and lower areas of Hilltop Green
In the subdivision surrounding Hilltop Green Park, wide streets are lined with sidewalks, many ending in cul-de-sacs. One- and two-story mid-century modern homes sit close together, some with Spanish features like stucco siding and Mission tile roofs. Small yards are well maintained, and homes typically have two-car garages. The roads narrow as they descend the hills, and the homes are more diverse in size, style and condition. These hillside homes include cottages, mid-century modern ranch-style, contemporary and traditional homes. These homes are also more secluded, with woodsy areas between and behind them. Some are hidden by thick foliage or privacy fences. “I like to look around and see my neighbors way over there – don’t want to be pulling my shade up and looking in my neighbor’s house,” says Michael Lancaster, a lifelong resident of the area and a farmer at Cloverfield Organic Farm. Most of the neighborhood is filled with single-family homes, but there are a few townhomes in the northeast section and some apartment buildings along Appian Way. One- and two-bedroom fixer-uppers and townhomes range from $450,000 to $685,000, while homes in good condition with three or four bedrooms run from $600,000 to $1 million.

Shopping, dining and entertainment in and near the neighborhood
Taqueria Guerita on Hilltop Drive serves up authentic Mexican food. On Appian Way, the Original Red Onion sells burgers and shakes, and Pho #1 Express & Sandwiches serves Vietnamese. Adjacent commercial areas meet many shopping, dining and entertainment needs for Hilltop Green residents as well. Pinole Vista Crossing shopping center includes big box stores and chain restaurants. For groceries, there is Foodmaxx, Lucky grocery store and Grocery Outlet Bargain Market. Hilltop Plaza across I-80 to the west includes a 16-screen Cinemark theatre, Ross Dress for Less, and a row of casual eateries. A commercial strip just south of the neighborhood on San Pablo Dam Road features the grocery store Raley’s, as well as Bottles Beerzaar, Bismillah Halal Market, and Paramba Fashion and Grocery.

Neighborhood hosts Cloverfield Organic Farm
Several features make Hilltop Green unique, including Cloverfield Organic Farm. The farm harvests apples, figs, persimmons, kumquats, limes, oranges and other produce depending on the season. It also hosts community potlucks, group tours and sessions with Magic Ben, the Medicine Horse. “If you’ve got problems, you can tell it to the horse,” said Lancaster. “One woman whispered in his ear that her rent was a little too high. Some people come with a foldable chair and just sit back and let the day go by. People bring their dogs, and they just hoover the entire farm. Sounds like a stressful place, huh?” Lancaster also appreciates the diversity of houses of worship in and surrounding the neighborhood. “On Hilltop Road, there are three churches and a synagogue sitting side by side,” he says. “What religion do you want? You can take your pick.”
De Anza High School engages students with variety of clubs
The West Contra Costa Unified School District serves Hilltop Green. Kids can attend Murphy Elementary School and continue at Betty Reid Soskin Middle School, both graded C by Niche. They can continue at De Anza High School, graded B-minus. De Anza offers more than two dozen clubs to encourage student engagement in areas such as sports, arts, anime, debate and dance.

Commuters and travelers have comfortable access to Bay Area hubs
“Hilltop has great freeway access, and the neighborhood is great for commuting,” Rodriguez says. I-80 runs south to Richmond and then to Berkeley, which is 10 miles away. Kaiser Permanente Medical Center is 6 miles away in central Richmond, and Oakland International Airport is 25 miles south. Public buses stop along Appian Way, and there is a Park & Ride lot on Hilltop Drive for commuters.
Public transportation is easily found all over the Hilltop Green neighborhood.
