Most homes in the neighborhood were built between the 1930s and early 1950s. “The architecture is gorgeous in Rosedale,” says Sean Carlton, a local Realtor at Long & Foster Realtors. “The houses are very nice, and residents really care for them.” Cozy ranch-style homes and brick Cape Cods sit next to stately Colonial Revivals, with many retaining original features like built-in shelving, hardwood floors and brick fireplaces. Modern upgrades like new appliances and renovated kitchens are also common, along with fenced-in backyards. Properties typically start in the mid-$300,000s and reach the high $500,000s. The neighborhood has a median of around $440,000, which is more affordable compared to nearby communities like Bellevue and Sherwood Park, which have respective medians of $570,000 and $530,000. But potential buyers need to be prepared to act fast if they find a home they want, because the combination of attractive houses and attractive prices is getting a lot of attention. “Right now, houses are selling so fast that if you put one on the market on Friday, it’ll easily be gone by Sunday,” Carlton says.

Rosedale is served by Richmond Public Schools. Most students are assigned to Linwood Holton Elementary School for pre-kindergarten through fifth grade, and they can then advance to Thomas H. Henderson Middle School. John Marshall High School is in the nearby East Highland Park neighborhood. Veritas School is a private, classical school for elementary through high school students with an A rating from Niche. Seven Hills School and The New Community School are also close by.
