Scott’s Addition is an entertainment district with an industrial past

If you want to live in the heart of Richmond ’s restaurant and nightlife scene, look no further than Scott’s Addition. The neighborhood was an industrial and manufacturing area for most of its history, but in the 2010s, it became the epicenter of Richmond’s brewery boom, causing it to transform into what you see today: warehouses converted into condos and apartments, trendy restaurants with dog-friendly patios, and breweries cranking out creative new flavors. A lively, walkable social scene and easy city access via bus and bike make Scott’s Addition one of Richmond’s hottest neighborhoods.

A lively nightlife hub that stays busy on weekends

"Scott’s Addition has tons of breweries, cideries and local restaurants. It’s a young professional scene that’s very walkable. I would also call it the nightlife scene of the city," says Hannah Pannell, a Richmond local and Realtor with Keeton and Co. Real Estate. The neighborhood is especially lively on weekends, when people from all over the city come here for the restaurants and nightlife. The neighborhood was once a warehouse district, and while there’s been a lot of new growth and development, the area still has an industrial feel, with low-slung brick buildings and little green space.

Converted warehouses shape the apartment and condo scene

Most of Scott’s Addition’s residents rent apartments in newly built complexes or converted warehouses, and many of these have businesses on the first floor. If you’re looking to buy, you can find condos that retain details from their warehouse roots, such as exposed brick and spiral staircases, as well as new construction townhouses. Condos and apartments often have shared amenities like a gym, a swimming pool and a clubhouse. There are a few single-family brick rowhouses built in the 1920s, but they are less common and rarely come on the market.

How expensive it is to live in Scott’s Addition

The median home sale price in Scott’s Addition is in the lower $500,000s, above Richmond’s overall median and that of The Diamond District nearby, but below that of The Museum District and The Fan. You can find condos and townhouses from the upper $200,000s to the upper $500,000s, depending on size. These come with monthly HOA fees that cover things like general maintenance, trash and snow removal.

Parking in the neighborhood can be tricky

Most apartments and condo complexes have assigned off-street parking, but sometimes you’re only allowed one space per unit. Street parking in the neighborhood is limited, and you’ll have to compete with people coming in to enjoy the restaurants and bar scene. “Parking on Fridays and Saturdays is probably going to be a little bit combative as far as finding a spot,” says Molly Jarvis, a lifelong Richmonder and a Realtor with Sampson Properties. Though street parking is free, some streets have time limits, so pay attention to the signs to avoid getting a ticket.

Restaurants, breweries and bars are a major draw

Scott’s Addition’s food, beer and nightlife scene is one of its biggest draws. Some popular spots here include:

  • ZZQ Texas Craft Barbecue, which serves smoked brisket and ribs
  • The Veil Brewing Co., a brewery known for its IPAs and industrial tasting room
  • Lost Letter, an upscale Italian restaurant that has won Wine Spectator’s Best of Award of Excellence for its wine selection
  • Moore Street Café, a funky diner serving breakfast and lunch
  • Brambly Park, a bar and restaurant with a 2-acre park where you can hang out and listen to live music

A great neighborhood for dog lovers

Although Scott’s Addition doesn’t have much green space, it’s a very dog-friendly community. “You always see people out walking their dogs. All the apartments there have very much emphasized dogs and have amenities for that,” Jarvis says. “Almost every apartment building has a pretty big dog park, a dog cleaning station and things like that. There’s also a vet’s office in Scott’s Addition.” Many of the restaurants here also have dog-friendly patios.

Easy walking and biking access to jobs and entertainment

Scott's Addition is very walkable and bike-friendly. Not only can you walk to bars, restaurants and grocery stores like Stella’s Grocery and Aldi, but the neighborhood is also close to entertainment, including:

  • CarMax Park, home of the Flying Squirrels minor league baseball team
  • Movieland at Boulevard Square, a movie theater showing new releases
  • Midtown Green, a venue that hosts events like the Iron Blossom Music Festival
  • Virginia Museum of Fine Arts, a free art museum that has rotating exhibits and a popular sculpture garden
There are also lots of employment opportunities in Scott’s Addition, particularly in the restaurant industry, but also in creative work and construction. Bike lanes make it easy to bike to Virginia Commonwealth University, where you can link up with bike-friendly routes to Downtown Richmond. You can also get around on the Pulse, a bus rapid transit line that stops along Broad Street.
