Stadium offers walkability and lots to do
Named for the arena that hosts Richmond ’s professional soccer teams, Stadium is a peaceful neighborhood just south of Carytown, a bustling area with shopping, dining and nightlife. Residents here can walk to City Stadium to catch a game, and the venue hosts other events throughout the year. Carytown and Byrd Park, one of the city’s most popular green spaces, are also within walking distance. With its access to favorite Richmond hangouts and lower home prices than in nearby neighborhoods, Stadium is a sought-after corner of the city.
What home styles you can find in Stadium
Cape Cods, bungalows and National-style homes are common in the Stadium neighborhood. “The houses are not huge,” says Ernie Chamberlain, a real estate agent with George: A Real Estate Group who’s sold homes in the city for over 10 years. “They tend to be a little bit on the smaller side. It's part of what keeps them affordable, but you get good-sized backyards.” On average, homes have around 1,200 square feet, with front and backyards large enough for a detached garage or a garden. On some streets, homes are separated by only a couple of feet, while others have more space between neighbors.
Home prices are much lower here than in the surrounding areas
The median home sale price here is in the upper $300,000s, on par with Richmond’s overall median and below that of nearby neighborhoods like the Carillon, Byrd Park and Carytown. Prices range from the mid-$200,000s to the mid-$600,000s, depending on condition and size. Most residents own their homes, but you can find some properties for rent.
A low-traffic area with big energy during events at City Stadium
The Stadium neighborhood is separated from neighboring areas by the Downtown Expressway and the Powhite Parkway. “It is its own secluded little neighborhood,” says Anne Soffee, a Small and Associates real estate agent with nearly 20 years of experience. “It’s quiet, and you don’t get a lot of through traffic.” While it’s relaxed most of the time, the neighborhood gets lively during games at City Stadium, home of the Richmond Kickers and the Richmond Ivy soccer teams. The stadium also hosts the weekly Carytown Farmers Market from May through October, and the stadium’s parking lots are shuttle stops for some of Richmond’s biggest events. You can walk to the shuttle and catch a ride to the Richmond Folk Festival, Arts in the Park and Fourth of July fireworks at Dogwood Dell.
Walk to Carytown’s restaurants and shops
Walkability is one of Stadium’s biggest draws, and you can walk to Carytown, which Soffee calls “the best walkable shopping area the city has.” In Carytown, you can check out places like:
Can Can Brasserie, a longstanding French restaurant
Zorch Pizza, which offers New York-style pizza by the slice
Shelf Life Books, which has used and new reads
Ashby, a resale clothing store with women’s and men’s fashions
The Byrd Theatre, a historic movie theater that shows second-run films and old favorites
Carytown also has several grocery stores, including Kroger, Publix and Ellwood Thompson’s.
Steps from Byrd Park’s amenities
You’re also within walking distance of Byrd Park. The park features things like:
Tennis courts, which have lights and spectator stands
Several lakes that are popular spots for fishing
Barker Field Dog Park, where dogs can play off leash
The Vita Course, which is a 1-mile trail with exercise equipment
Plenty of open green space and walking paths
If you’re up for a longer walk, you can go to Maymont, a former Gilded Age estate that’s now a park with a farm, mansion tours and gardens.
Highly rated Richmond schools serve the area
Kids can go to Richmond Public Schools, starting with the highly rated Lois Harrison-Jones Elementary School. Older kids can go to Albert Hill Middle School in The Museum District and Thomas Jefferson High School in Sauer's Gardens. Both are highly rated, and the high school, known locally as TJ, offers the International Baccalaureate Diploma Programme. Alternatively, high schoolers can apply to regional governor’s schools or specialty schools like CodeRVA Regional High School in The Diamond district.
Traffic and parking are not usually a problem
Street parking is widely available, and some homes have detached garages or off-street parking spaces off the alley. Traffic in the neighborhood may pick up during events at City Stadium, but the venue has its own parking lots, and non-residents aren't allowed to park on the neighborhood's streets during events.
