Home prices are comparatively higher than nearby areas

The median home sale price in the Carillon neighborhood is in the mid-$800,000s, higher than Richmond’s overall median and that of the nearby communities of Byrd Park, Stadium and Westover Hills. Prices vary widely, and you can find a modest Cape Cod or townhouse from the mid-$300,000s to the upper $600,000s. More spacious American Foursquares, Colonial Revivals and newer builds can range from the mid-$600,000s to around $1.4 million.

What kinds of homes you can find in Carillon

You can find a variety of houses in the neighborhood. “It’s mostly brick homes on fun little winding streets,” says Ernie Chamberlain, who’s sold homes in the city for over 10 years and is a real estate agent with George: A Real Estate Group. “There’s actually a decent bit of new construction over there, too.” Brick Cape Cod homes are common throughout the area, some with storybook details like arched front doors and gabled entryways. You can also find Colonial Revival and ranch-style homes. The area’s largest and most expensive homes are along Blanton Avenue, facing Byrd Park or near the James River. Most residents park their cars on the street, but some houses have detached garages and off-alley parking.

A quiet community that come alive during community events

The neighborhood is a quiet area for most of the year, a place where you can spot deer and hear crickets in the evening. But there are several community events that turn this sleepy area into a loud and busy gathering place. These include:

  • Arts in the Park, when over 400 artists and artisans exhibit their work in Byrd Park each May
  • Fourth of July Fireworks at Dogwood Dell, one of the most popular fireworks displays in the city
  • Festival of the Arts, a summer-long series of performances at the Dogwood Dell Amphitheater
During these events, it can be hard to get in and out of the neighborhood, and you might have trouble finding street parking.

Byrd Park’s trails, lakes and green space are just steps away

Byrd Park is one of the community’s biggest draws, putting residents close to nature, history and events. “There’s over 200 acres of green space in Carillon,” says Susan Fisher, a local Realtor at Long and Foster Real Estate with over 20 years of experience. “You can walk your dog, go to Maymont or go to the festivals and Carillon concerts.” Green space surrounds the Carillon tower, a memorial to Virginians lost during World War I. Behind the tower is a playground, a dog park and forested walking paths, and the park also has tennis courts, an exercise trail and fishing lakes. You’re also within walking distance of Maymont, the James River and the North Bank Trail.

Shops and restaurants in Carytown are an easy walk away

From the Carillon neighborhood, you can walk to Carytown, which has several blocks of locally owned shops and restaurants. You can go to places like:

  • Plan 9, the city’s go-to for new and used records and CDs for over 40 years
  • World of Mirth, a locally owned toy shop
  • Buffalo Exchange, a thrift store specializing in clothing
  • Can Can Brasserie, a bar and bistro serving French cuisine
  • Mary Angela’s Pizzeria, which offers pizza delivery to the neighborhood
Carytown is also where you’ll find the closest grocery stores, including Kroger, Fresh Market and Ellwood Thompson’s.

Public and private school choices in the area

Kids are served by Richmond Public Schools. They can start at the highly rated Lois Harrison-Jones Elementary School in the neighborhood. They can then go to Albert Hill Middle School in The Museum District and Thomas Jefferson High School in Sauer's Gardens, which also get high ratings. Older kids can also apply to specialty schools or regional governor’s schools like the highly rated Maggie L. Walker Governor’s School in Midtown Richmond. If you’re looking for highly rated private schools, St. Benedict Catholic School and Cristo Rey Richmond High School are a short drive away.

Highway access makes it easy to drive around the city

From the Carillon neighborhood, you can easily hop on the Downtown Expressway or Powhite Parkway to get to other parts of the city. Downtown Richmond is around a 10-minute drive away, Virginia Commonwealth University is 10 minutes away and Short Pump is a 20-minute drive. You also have quick access to Arthur Ashe Boulevard, which connects to The Museum District, The Fan and Scott’s Addition.
