Located just south of The Fan, Randolph is a peaceful Richmond community within walking distance of some of the city’s favorite restaurants and parks. Students and recent graduates from nearby Virginia Commonwealth University love the area for its easy access to restaurants, nightlife and bus routes, while families here appreciate the proximity to Byrd Park, the Randolph Community Center and highly rated schools. This mostly residential area is situated just outside the city’s hustle and bustle, and you can generally find lower home prices than in other nearby neighborhoods.

The median home sale price in Randolph is in the mid-$300,000s, below Richmond’s overall median and that of Maymont, Byrd Park and the Fan. Move-in-ready single-family homes generally range from the upper $200,000s to the lower $500,000s, with prices depending mostly on size and condition. You can also sometimes find a deal on a fixer-upper.

A mix of historic and newer home styles on compact lots

Home styles in Randolph vary widely. Ranch-style and one-story Cape Cod homes built in the 1940s and ‘50s are common, as are colonial-inspired New Traditional homes built in the 1990s and 2000s. You can also find some rowhomes from the early 1900s, as well as duplexes, twin homes and multifamily homes that are used as rentals. Lot sizes are compact, with most properties only having room in the back for a parking space or two.

Randolph attracts a variety of people who like walkability

“There's a mixture of people who live in Randolph,” says Fernando Nero, a Richmond native and Realtor with 1st Class Real Estate RVA. “VCU students tend to stay after graduation and gravitate to the area. But it's also family-friendly because of the walkable areas with ice cream shops and restaurants. The neighborhood has a lot of amenities.” Even though the neighborhood is mostly residential, it’s close to parks and community spaces where neighbors gather at events like neighborhood association meetings and the Birdhouse Farmers Market at Petronius S. Jones Park. “It has more of a city vibe,” says Sonya Gierke, a Realtor with Remax Commonwealth who’s sold homes in the area since 2002. She says it's “that type of community where the neighbors are right out on the front porch talking to each other.”

Car and GRTC bus routes to downtown and VCU

From Randolph, it’s easy to get to Downtown Richmond and VCU's Monroe Park campus by car or bus. If you’re driving, you can hop on the Downtown Expressway and typically get downtown in under 10 minutes. VCU is a five-minute drive away via Cary Street. Car owners should know that some streets in the neighborhood have parking limits, and you’ll have to buy a parking permit from the city for long-term parking. However, it’s easy to get around without a car. The Greater Richmond Transit Company’s Route 78 bus stops throughout the neighborhood and reaches downtown in 30 minutes, VCU in 15 minutes and Carytown in 20 minutes.

Dining, shopping and nightlife within walking and biking distance

In Randolph, you’re within walking or biking distance of restaurants and nightlife on Main and Cary streets. Nearby, you can go to:

  • Nate’s Bagels, which serves freshly made bagels and sandwiches
  • El Pope, a casual restaurant serving Salvadoran and Latin-inspired cuisine
  • Beauvine Burger Concept, known for artisan burgers and milkshakes
  • The Sidewalk Café, a long-standing bar serving Mediterranean and American comfort food
  • Shyndigz, a dessert-only restaurant and market known for its towering cakes
Carytown, a popular shopping and dining district, is a little farther away but still within biking distance.

Living near Byrd Park, Maymont and other outdoor spaces

Randolph is also close to plenty of outdoor and recreational spaces. The Randolph Community Center anchors the neighborhood, providing a playground, basketball courts and an outdoor swimming pool. Byrd Park borders the area. This expansive green space is best known for its lakes, which are stocked with fish and surrounded by walking paths. “It’s a very nice area. To live inside the city and have an area like that that’s so well kept and pretty to look at is rare,” Gierke says. Maymont, a former Gilded Age estate with gardens and a farm, is also nearby, as is Hollywood Cemetery, a popular spot for Richmonders to take a scenic stroll.

Which Richmond schools serve the neighborhood

The Richmond Public Schools district serves the area. Kids attend different schools depending on where they live. Here’s what you need to know:

  • Students living between Meadow Street and Allen Avenue can go to Lois Harrison-Jones Elementary School and Albert Hill Middle School, which are both highly rated.
  • Kids living elsewhere in the neighborhood can go to the highly rated William Fox Elementary School and Dogwood Middle School.
  • High schoolers can go to the highly rated Thomas Jefferson High School.
  • Older kids can also apply to specialty schools, such as the highly rated Open High School.
Maymont Preschool and Amelia Street School, a specialty school that serves students with intellectual and emotional challenges, are both located in the neighborhood.
