The neighborhood has various architectural styles, including ranch homes, Cape Cods and mid-century split levels. Up 5% from the previous year, the median home price is $456,000, while properties can range from $300,000 to $3 million, reflecting the wide variation in house sizes. “You can go from one street to the next and have a 900 square foot house and then a 3,000 square foot house,” says Goodwin. This highly desirable area has consistently low inventory, and homes sell quickly.
Richmond City Public Schools or Commonwealth Christian Academy
As part of the Richmond Public School district, Stratford Hills students can attend Southampton Elementary School, which offers pre-kindergarten through 5th-grade classes, fosters STEM skills through an annual Science Fair and earns a C-minus on Niche. Lucille M. Brown Middle School students can enroll in International Baccalaureate classes focusing on community engagement and encouraging students to pursue their interests and passions. At Pony Pasture, residents can sunbathe on granite boulders or swim in the rapids if the river isn’t too high. “Stratford Hills is a great central location with easy access to pretty much anything you want,” says Goodwin. Residents can grab a booth at Galley and split a Sweet Hot pizza — house mozzarella, fresh basil, pepperoni, Calabrian peppers and honey. Across from the shopping center, Food Lion has all the groceries needed to keep a home running. Stony Point Fashion Park is just a three-mile trip down Chippenham Parkway for a more fashion-focused shopping trip.

Drivers have easy access to Chippenham Parkway, which can take them to Interstate 95 or the Pocahontas Parkway and Richmond International Airport.
