Swanson
Suburban Neighborhood in Richmond, Virginia
Richmond City County 23224, 23225
Midcentury homes sit alongside new builds
Swanson has four primary home styles: 20th century ranches, split-levels and Cape Cods, and colonial-inspired contemporary builds. Most homes sit on modest lots, though homebuyers can find larger ones on Hodges Road. Older homes with two- to four-bedrooms range from $190,000 to $270,000, while three- to five-bedroom new builds range from $300,000 to $400,000. According to Katrina Young, an associate broker with US Realty On, the inventory in the neighborhood is "medium" but moving at a steady pace. "You know, COVID made it crazy, and houses were going in 24 hours," she says. "Now that the market has slowed down, it's still a steady move, so I would say the most… 35 to 45 days is the longest I've seen homes on the market before sold."Sports courts, walking paths at Forest Hill Park
Swanson is close to several parks, including Broad Rock Sports Complex, a city-run outdoor space with a playground, climbing ropes, pickleball and basketball courts. Also nearby is Forest Hill Park, which spans 105 acres along the James River and features the historic Stone House, tennis courts, walking trails and a playground. Its iconic hill is also well-loved, particularly in the wintertime. "When it does snow, they use it a lot for snowboarding and sleds," says Young, who's been selling in the area for ten years. "They take pictures of the kids riding down the hill, so it's definitely an active park all year round." Forest Hill Park is also home to the South of the James Market, a year-round farmers market held on Sundays.Several top-ranked private high schools are within 10 miles of Swanson
Students may attend Richmond Public Schools, including G.H. Reid Elementary School, rated a 2 out of 10 by GreatSchools.org and graded a C-minus on Niche; River City Middle School, rated a 1 out of 10; and Huguenot High School, rated a 2 out of 10 on GreatSchools.org and a C on Niche. In 2019, the district debuted Virginia's largest solar power energy system, which provides nearly a quarter of the school system's energy needs. Several private high school options within 10 miles of the neighborhood include the top-ranked Collegiate, St. Christopher's, and St. Catherine's Schools. And for a college education, Virginia Commonwealth University, a public institution known for its arts and medical programs, and the University of Richmond, a private liberal arts college, are about 6 and 9 miles away, respectively.
Community events hosted at Richmond Public Library's Broad Rock Branch
The Broad Rock Branch of the Richmond Public Library system hosts many popular events and activities throughout the year, including a kid's LEGO club, a teen poetry group, and an adult crochet and knitting club. The branch also hosts special events like author meet-ups and book signings. Rosie's Gaming Emporium, one of Virginia's few casinos, is slightly more than 2 miles away and regularly draws in large crowds.Chippenham Parkway and Routes 60, 360 are nearby
Swanson's proximity to Chippenham Parkway and U.S. Routes 60 and 360 make it easy for residents to travel throughout Central Virginia. Residents who depend on public transit can catch a Greater Richmond Transit Company (GRTC) bus along Hull Street Road or Warwick Road East, which hug the northeastern sections of the community. Residents can also easily reach emergency medical care since Chippenham Hospital, a Trauma I Medical Center, is about 3 miles away.Local and national shopping and dining options along Hull Street Road
Bordered on one side by Hull Street Road, U.S. Route 360, Swanson residents have easy access to a wealth of shopping and eating options. Some of the best street-style tacos in town can be found at Taqueria TATI, an unassuming food truck permanently parked next to an auto body shop. For pastries and freshly baked bread, residents rave about Panadería El Globo, a Mexican bakery celebrated for its sweet bread and homemade pies. Food Lion and Family Dollar are within walking distance, but a lack of sidewalks in the neighborhood makes driving the preference.
