Union Hill is often considered a small pocket of the larger Church Hill area, one of Richmond’s most historic areas. The two have a similar character: brick sidewalks in front of antique housing and steep streets. But Realtor Ernie Chamberlain with Hometown Realty, whose office is in Union Hill, points out the differences, “In Union Hill, everything is close together,” he says. “The lots tend to be smaller, and the roads aren’t gridded, whereas Church Hill is on a grid.” Plus, Union Hill is near major roadways and hosts a large concentration of the area’s restaurants and businesses within walking distance of homes.

“Union Hill is super old,” Chamberlain says. “It’s pretty much all rowhomes.” Union Hill’s original residents were working-class citizens, including tailors, mechanics and butchers. Today, many of their historic houses still stand. The neighborhood is listed on the National Register of Historic Places and is one of Richmond’s 16 designated Old and Historic Districts. Federal, Italianate, Greek Revival and Queen Anne line the streets; some require renovations, while others have been updated. Potential homebuyers can find a home that needs some fixing for around $250,000, while a large historic home can cost $1.15 million. Most properties, however, run in the $400,000 to $600,000 range. “For people who are willing to put in a little sweat equity, there are some real bargains in Union Hill,” says Daphne MacDougall, a 20-year veteran Realtor with the Steele Group in Richmond. “And there are also plenty of homes that have been updated that are basically turn-key.” There are also apartments in Union Hill, accommodating the over 60% of residents who rent.

Future Center at Armstrong High
Richmond Public Schools serve the neighborhood. Students can attend Bellevue Elementary School, which gets a C-plus from Niche, before Martin Luther King Jr. Middle and Armstrong High School, which both receive C-minus scores. Armstrong offers 24 school-sponsored clubs and the Future Center, which assists with post-high school plans, including college applications and financial aid applications assistance, choosing a career path and anything else that aids students post-graduation.

Jefferson Park abuts the southern part of the neighborhood and has panoramic views of the city skyline. Friends picnic in the grassy green space, kids throw pennies into the central fountain or run around the playground, fitness enthusiasts use the exercise equipment or tennis courts and casual visitors read on scattered benches. Dining on Jefferson Avenue
Jefferson Avenue, a short street with small roundabouts, is the neighborhood’s main commercial thoroughfare, hosting community staples. Visitors to Union Market sit at outdoor café tables when it’s warm, eating sandwiches before going inside to buy a jar of locally-made jam. This restaurant-market is a local favorite for a light meal or a quick gift. A few blocks up, there’s a row of businesses, including North End Juice Co., a trendy juice bar serving smoothies and toasts; 3s Yoga, the neighborhood’s yoga studio; The Emerald Lounge, a swanky cocktail bar, dishing small plates under low light; and Spotty Dog Ice Cream Co., which scoops fun rotating flavors, from Cannoli to Salty Chocolate Chip Cookie. “Almost everyone who owns and operates over there lives in the neighborhood,” Chamberlain says. There are two bakeries in Union Hill: Sub Rosa Bakery, which uses wood-fired ovens to make its bread and pastries and Fat Rabbit, a vegan spot. For groceries, there’s a nearby Farm Fresh, and about 5 miles east the White Oak Village shopping center has stores like Publix, Lowe’s Home Improvement and Target, as well as chain restaurants like LongHorn Steakhouse and Cracker Barrel Old Country Store.

Close to major interstates and public transit
With sidewalks and an irregular grid, Union Hill is walkable. The neighborhood is also near an entrance to Interstate 95, which connects to Interstate 64, which both lead throughout the Richmond area. Richmond’s Main Street Station, whose iconic clocktower has become a city landmark, is less than a mile away. The train station offers Amtrak services and is a stop along the Greater Richmond Transit Company’s Pulse bus route, which runs 8 miles from Rocketts Landing, a New Urbanist riverfront community, to Willow Lawn, a Henrico County shopping area.
The bus runs along Broad Street, a major city thoroughfare just south of Union Hill. The GRTC 12 bus runs along Venable Street, while the 7A and 7B buses run along Jefferson Street. The Richmond International Airport is about 9 miles east of the neighborhood.
