But this area isn’t just for college students; with tidy lawns and tree-lined streets near some of the city’s best attractions, many call this residential Northside Richmond enclave home. “It’s a cool pocket of the city that’s just starting to grow,” says Connor Keirce, who has sold homes across Richmond as a Realtor with Providence Hill Real Estate. “Homebuyers find it attractive because there’s a bit more space, but it’s close to the heart of downtown. It’s easier to get your money’s worth, especially with some newly renovated houses starting to show up on the market.”

This neighborhood is comprised entirely of established homes, with many dating as far back as the 1920s. “The homes here have some real character and age to them, and their value is just starting to come out with investors flipping them. Now is a great time to buy,” Kierce says. Architecture varies street by street, with some Dutch Colonial Revivals, American Foursquares and Cape Cods embodying the historic feel of the area. Most have front porches that overlook modest lawns lined by sidewalks and a sparse strip of mature trees. Driveways are an uncommon sight here, though there’s ample space for street parking and some have even added detached garages in the backyard, which are surprisingly spacious for city living. The median price for a single-family home in this area is $385,000, though a two-bedroom bungalow can sell for as low as $170,000. A newly renovated house with four bedrooms, on the other hand, might list for $600,000.

Right across Chamberlayne Avenue is Battery Park, where tennis legend Arthur Ashe learned to play at age 7.
