On its face, the most obvious feature of the Virginia Union neighborhood might be its namesake Virginia Union University, a private historically black Baptist university. But this area isn’t just for college students; with tidy lawns and tree-lined streets near some of the city’s best attractions, many call this residential Northside Richmond enclave home. “It’s a cool pocket of the city that’s just starting to grow,” says Connor Keirce, who has sold homes across Richmond as a Realtor with Providence Hill Real Estate. “Homebuyers find it attractive because there’s a bit more space, but it’s close to the heart of downtown. It’s easier to get your money’s worth, especially with some newly renovated houses starting to show up on the market.”

Stately established homes with room in the backyard

This neighborhood is comprised entirely of established homes, with many dating as far back as the 1920s. “The homes here have some real character and age to them, and their value is just starting to come out with investors flipping them. Now is a great time to buy,” Kierce says. Architecture varies street by street, with some Dutch Colonial Revivals, American Foursquares and Cape Cods embodying the historic feel of the area. Most have front porches that overlook modest lawns lined by sidewalks and a sparse strip of mature trees. Driveways are an uncommon sight here, though there’s ample space for street parking and some have even added detached garages in the backyard, which are surprisingly spacious for city living. The median price for a single-family home in this area is $385,000, though a two-bedroom bungalow can sell for as low as $170,000. A newly renovated house with four bedrooms, on the other hand, might list for $600,000.

Train for tennis like a Grand Slam champion at Battery Park

Right across Chamberlayne Avenue is Battery Park, where tennis legend Arthur Ashe learned to play at age 7. The park also has a pedestrian tunnel with a mural honoring the Richmond native, where parkgoers can walk through and read a timeline of his life. Aspiring Grand Slam winners can attempt to follow in his footsteps by training on the tennis courts, but the park is also great for families, with two playgrounds as well as a pool and splash pad to cool off on hot days. Rock climbers will also appreciate the proximity to Peak Experiences, Richmond’s premier destination for bouldering, with leagues where locals can meet and train with other climbers.

A wealth of retail, restaurants and entertainment in Richmond

From Virginia Union, daily needs are just a few minutes away at grocery stores along Broad Street such as Kroger or Whole Foods Market. Fast food options line Chamberlayne Avenue alongside local favorites like Sugar’s Crab Shack, a window-service spot known for its fried fish and sides of bread pudding. There’s plenty more to explore west of Interstate 64, too, from restaurants to breweries and more, like The Diamond baseball stadium or The Park entertainment center. The Black History Museum and Cultural Center of Virginia, located south along Chamberlayne Avenue, is a great rainy-day attraction. Neighborhood residents can learn about the history in their backyard with an exhibit on the Richmond 34, a group of Virginia Union University students who organized a sit-in during the civil rights movement of the 1960s.

Attend Richmond Public Schools or nearby private schools

Families in the Virginia Union neighborhood can send their young children to Linwood Holton Elementary, which scores a B grade from Niche. Their education continues at other Richmond Public Schools like Henderson Middle, which receives a C-minus, and John Marshall High, which earns a C. Convenient travel along Interstate 64

Virginia Union is conveniently located along Interstate 64, making it easy to get around the Richmond metro area and beyond, with connections to Interstate 95. Residents are only 25 minutes or approximately 13 miles from their next getaway at Richmond International Airport, accessible via I-64.
