A small Richmond community close to all the action
“You can get more for your money in Warwick than in many surrounding areas,” says Joe Cafarella, a lifelong Richmond resident and Realtor at River Fox Realty with six years of experience. Appreciated for its convenience and relatively low home prices, Warwick is a small neighborhood five miles southwest of Richmond. While the name Warwick once referred to an unincorporated town in Chesterfield County, the neighborhood is now roughly a square half-mile and made almost entirely of single-family homes. Though a short distance from downtown Richmond and its amenities, the distance is just enough for Warwick to foster a community vibe reinforced by its small size.

Parks are a short drive away
Warwick is five miles from the James River and all its interconnected trails, including the popular James River Park Pipeline Walkway, located just across the Mayo Bridge on the north banks of the James. An extraordinarily unique urban walkway, this “trail” is a metal catwalk situated on top of a giant stormwater pipe running parallel to the river for about a mile. Just northwest of the Warwick neighborhood, there’s the popular outdoor skateboard park, Best Life Ever Skatepark, open 24/7 and offering free access to challenging rails, concrete bowls, and ample area for people of all ages to spend time practicing their skateboarding skills.
The Best Life Ever Skatepark invites sports of all kinds to enjoy the park.

Ranch homes for under $300,000
The streets of Warwick are primarily lined with brick and vinyl ranch homes, with the occasional split level. Homes sit on tidy, mid-sized lots, often dotted with large, mature white pines and maples. Almost exclusively full of residential houses, the neighborhood offers a sense of seclusion from the hustle and bustle of the busier corridors along Hull Street or Warwick Road. “Some of the homes are undervalued here, especially for their proximity to the city,” says Cafarella. “You might be able to find more value per square foot.” The median selling price is $241,250, but houses in Warwick generally range in price from $150,000 to $300,000 and are in extremely high demand due to their lower price point compared to other areas of Richmond. Inventory is low across Richmond, and inventory in Warwick is no exception.

The future looks bright…and green
While development around Warwick and nearby Southside Plaza has stagnated for decades, Richmond city officials identified the area as a target for major development as part of its Richmond 300 master plan. The master plan aims to build on the city’s diversity, innovation and sustainability by providing guidance for city staff, local businesses and others involved in public development. As part of this plan, officials will identify an ideal location for a new park around Southside Plaza, roughly a mile from Warwick.
