With access to two major highways — Chippenham Parkway and Midlothian Turnpike — in under a two-mile radius, residents of Warwick can quickly and conveniently get to other areas of Richmond. Chippenham also directly connects drivers to the Richmond International Airport via Pocahontas Parkway. In addition to its highway access, the neighborhood is served by Route 1B of the Greater Richmond Transit Company. Warwick is five miles from the James River and all its interconnected trails, including the popular James River Park Pipeline Walkway, located just across the Mayo Bridge on the north banks of the James. An extraordinarily unique urban walkway, this “trail” is a metal catwalk situated on top of a giant stormwater pipe running parallel to the river for about a mile. Almost exclusively full of residential houses, the neighborhood offers a sense of seclusion from the hustle and bustle of the busier corridors along Hull Street or Warwick Road. “Some of the homes are undervalued here, especially for their proximity to the city,” says Cafarella. “You might be able to find more value per square foot.” The median selling price is $241,250, but houses in Warwick generally range in price from $150,000 to $300,000 and are in extremely high demand due to their lower price point compared to other areas of Richmond. While development around Warwick and nearby Southside Plaza has stagnated for decades, Richmond city officials identified the area as a target for major development as part of its Richmond 300 master plan. The master plan aims to build on the city’s diversity, innovation and sustainability by providing guidance for city staff, local businesses and others involved in public development. As part of this plan, officials will identify an ideal location for a new park around Southside Plaza, roughly a mile from Warwick.
