“You can get more for your money in Warwick than in many surrounding areas,” says Joe Cafarella, a lifelong Richmond resident and Realtor at River Fox Realty with six years of experience. Appreciated for its convenience and relatively low home prices, Warwick is a small neighborhood five miles southwest of Richmond. While the name Warwick once referred to an unincorporated town in Chesterfield County, the neighborhood is now roughly a square half-mile and made almost entirely of single-family homes. Though a short distance from downtown Richmond and its amenities, the distance is just enough for Warwick to foster a community vibe reinforced by its small size.

With access to two major highways — Chippenham Parkway and Midlothian Turnpike — in under a two-mile radius, residents of Warwick can quickly and conveniently get to other areas of Richmond. Chippenham also directly connects drivers to the Richmond International Airport via Pocahontas Parkway. In addition to its highway access, the neighborhood is served by Route 1B of the Greater Richmond Transit Company. The route operates stops along Warwick and takes riders into the city, ending at 8th Street in Richmond.

Warwick is five miles from the James River and all its interconnected trails, including the popular James River Park Pipeline Walkway, located just across the Mayo Bridge on the north banks of the James. The streets of Warwick are primarily lined with brick and vinyl ranch homes, with the occasional split level. Homes sit on tidy, mid-sized lots, often dotted with large, mature white pines and maples. Almost exclusively full of residential houses, the neighborhood offers a sense of seclusion from the hustle and bustle of the busier corridors along Hull Street or Warwick Road. “Some of the homes are undervalued here, especially for their proximity to the city,” says Cafarella. “You might be able to find more value per square foot.” The median selling price is $241,250, but houses in Warwick generally range in price from $150,000 to $300,000 and are in extremely high demand due to their lower price point compared to other areas of Richmond. Inventory is low across Richmond, and inventory in Warwick is no exception.
